Land Use
An amendment to Table LU-2 and LU-3 to add a note to clarify that “The density in the Platinum Triangle Mixed Use (PTMU) Overlay Zone Arena and Transit Districts is to be calculated as the number of dwelling units per acre of land, including the area used for open space, recreational uses, and accessory uses associated with the residential use, but excluding public and private streets, public and private easements for ingress and egress, and any area used for non-residential purposes.” To ensure consistencty between the General Plan and Zoning Code for the Platinum Triangle to reflect how density is calculated for the OCVIBE Project
Goal 5.1: Create and enhance dynamic, identifiable places for the benefit of Anaheim residents, employees, and visitors.

The residential density in the Arena District provides for a high density mixed-use district with a balance of open space and recreational uses, which are accessed by the public and residents by public and private streets and driveways and pedestrian sidewalks with access easements.

Update Table LU-4 – General Plan Density Provisions for Specific Areas of the City to update the development intensity for the Platinum Triangle to increase residential to 18,476 dwelling units and decrease office s.f. to a range of 7,182,247 to 7,407,427.

The proposed amendment would allow for the future
demolition of three (3) existing office buildings at the Arena Corporate Center (“ACC”) that will be beyond their useful life at some point before the build-out of OCVIBE Master Site Plan. The Applicant considered alternative viable uses and how the future demolition of the existing ACC building could benefit the planning goals of the project. The Applicant believes the proposed amendments to the OCVIBE Master
Site Plan provide for an improved plan with greater benefits to the community.

Goal 15.1: Establish The Platinum Triangle as a thriving economic center that provides residents, visitors and
employees with a variety of housing, employment, shopping, and entertainment opportunities that are accessed by arterial highways, transit systems, and pedestrian promenades.

The proposed amendments would facilitate a mixed-use
neighborhood with the potential of integrated new office, retail and residential uses clustered around a publicly accessible neighborhood park. The property is approved for Mixed-Use Urban Core land use, consistent with the
Approved Project. The proposed amendment would increase the number of dwelling units by up to 750 du, and allow for a more complete mixed-use neighborhood without the
constraint of incorporating existing office buildings. The range of office and residential options allows for flexibility to respond to future market conditions. The Neighborhood Park would provide a recreational amenity accessible to residents, employees, and visitors in Anaheim and facilitate community building and social interaction. The residential district is part of the OCVIBE Master Site Plan, that provides all of the features included in Goal 15.1.
