CHAPTER 1: Introduction
Add narrative and update Table 1 – General Plan
Development Intensities to “1.0 Introduction” section to include this request to increase residential to 18,476 dwelling units and decrease office s.f. to a range of 7,182,247 to 7,407,427.

The proposed amendment would allow for the future
demolition of three (3) existing office buildings at the Arena Corporate Center (“ACC”) that will be beyond their useful life at some point before the build-out of OCVIBE Master Site Plan. The Applicant considered alternative viable uses and how the future demolition of the existing ACC building could benefit the planning goals of the project. The Applicant believes the proposed amendments to the OCVIBE Master
Site Plan provide for an improved plan with greater benefits to the community.

PLATINUM TRIANGLE MASTER LAND USE PLAN AMENDMENTS JUSTIFICATION MATRIX CHAPTER 1: INTRODUCTION
CHAPTER 3: Mixed Use District Overview
Goal 15.1: Establish The Platinum Triangle as a thriving economic center that provides residents, visitors and
employees with a variety of housing, employment, shopping, and entertainment opportunities that are accessed by arterial highways, transit systems, and pedestrian promenades.

The proposed amendments would facilitate a mixed-use
neighborhood with the potential of integrated new office, retail and residential uses clustered around a publicly accessible neighborhood park. The property is approved for Mixed-Use Urban Core land use, consistent with the
Approved Project. The proposed amendment would increase the number of dwelling units by up to 750 du, and allow for a more complete mixed-use neighborhood without the
constraint of incorporating existing office buildings. The range of office and residential options allows for flexibility to respond to future market conditions. The Neighborhood Park would provide a recreational amenity accessible to residents, employees, and visitors in Anaheim and facilitate community building and social interaction. The residential district is part of the OCVIBE Master Site Plan, that provides all of the features included in Goal 15.1.

To accurately reflect the proposed development intensities within the Platinum Triangle to reflect the additional 1,960 to 2,250 dwelling units requested in the three options, and decreasing the office area for the removal of the ACC and Signature Office building.

The proposed amendment would allow for the construction of up to 750 dwelling units in addition to the approved 1,500 dwelling units. The replacement of the existing ACC office buildings with additional residential units and new office space would result in a more complete mixed-use
neighborhood.
