******** Date: JULY 10, 2025__ To: City of Anaheim Planning Department 200 S. Anaheim Boulevard Anaheim, CA 92805 From: UNION INVESTMENTS USA, LLC 435 W. KATELLA AVE.ANAHEIM, CA 92802 RE: PARKING STUDY LETTER FOR APLN_DEV2024-00058 LOCATED AT 515 WEST KATELLA AVENUE, ANAHEIM, CALIFORNIA. Introduction The purpose of this parking justification letter is to determine the parking demand for an existing hotel, Wyndham Hotel, located at 515 West Katella Avenue. The property owner has submitted a General Plan Amendment and Specific Plan Amendment to increase the density on the subject parcel from Low-Medium Density (75 rooms per acre or parcel) to Medium Density Modified B (106 rooms with 6,394 square feet of accessory uses). Based on the number of hotel rooms, the City of Anaheim Municipal Code’s parking requirement for the proposed use is 137 stalls based on a parking ratio of 0.8 spaces per hotel guestroom, 8 spaces per 1000 sf of accessory dining and meeting room space, and 0.25 spaces per employee, while the project site has 98 stalls available. According to Anaheim Municipal Code Section 18.62.040.020.0202.02 (Administrative Adjustments), a deviation of parking requirements of up to 50% can be approved through an Administrative Adjustment for hotels and motels within the Resort area, provided that dedicated parking and loading for Transportation Network Company vehicles is provided. When the hotel was originally approved by the City, there were dual bedroom suites that included two bedrooms and two bathrooms, with an internal connecting door and one external entry door to the common corridor. At some point, additional entry doors were added to the dual suites, thereby creating additional keyed hotel rooms. The number of rooms has increased from the previously-approved 72 rooms to 106 rooms. This parking survey was conducted during normal operation of the hotel, and represents an accurate survey based on the final condition proposed under this application. Operational Characteristics The project consists of 106 hotel guestrooms, a caretaker unit, and 6,394 square feet of accessory uses, including a restaurant and meeting rooms.
