Dear Clerk at the Town of Apple Valley,
Regarding the January 11th 2022 Town of Apple Valley Council Meeting at 6:30 pm. Item 6.8, SECOND READING OF ORDINANCE 547 OF THE TOWN OF APPLE VALLEY.
I do not plan to speak at the meeting but I would like to offer the following comments to the town council members:
I own property located at the N/E corner of the I-15 and Stoddard Wells intersection that will be included in this General Plan Amendment . I wish to express my full support for this General Plan Amendment for the following reasons.
1) The most appropriate location for a large distribution center is as close as possible to freeway access in order to reduce large truck traffic on town and city streets. Overall traffic generation is actually less with a distribution center use when compared to traditional retail use. 2) Clean concrete tilt up industrial buildings also provide an excellent buffer between the freeway and other types of property use.
3) A large Distribution Center will bring strong capital investment necessary to create infrastructure to support smaller retail developments. There is currently NO water service to this area and a DC developer will solve this problem.
4) A distribution center development will attract an appropriate type of retail development that might survive in this area.
5) There is currently very good market demand for distribution facilities with good freeway access. 6) Distribution facilities will bring permanent jobs to the area. 7) Developing distribution centers at the Stoddard Wells I-15 freeway frontage location will enhance the value of all included (and surrounding) real estate thereby improving property tax income for the city and county.
8) Existing traditional brick and mortar retail centers are struggling to survive the continuous technology push towards E commerce shopping.
9) Existing brick and mortar retail centers and malls are closing at a record pace despite a generally strong economy. It's extremely unlikely any type of retail (other than freeway commercial similar to the proposed Loves Travel Center) would ever be built in this subject area. One very visible example is the permanent closing of the Sears Grand retail center located at I-15 and Foothill Blvd in Rancho Cucamonga. This is a prime location for a retailer. Traveling just a couple miles South to the I-15 / I-10 intersection are millions of square feet of concrete tilt up industrial buildings and distribution centers with great freeway access and excellent occupancy. 10) With the never ending technology push toward E commerce retail, supported by the shipping ports of Los Angeles and Long Beach, the rail hubs of San Bernardino and Barstow and the airports of Victorville, San Bernardino and Ontario, the demand for Distribution Centers should remain strong and consistent with the future needs of the market.
Thanks,
Tony DeAguiar
