Accept the work completed by VSS International as part of the Microsurface 2023 project for a total contract cost of $480,402.00.

approve General Plan Amendment GPA 2022-007 from Low Density Residential (R-LD) to Estate Residential ¾ (R-E ¾) and to modify Policy 4.G and remove Policy 4.H from the Land Use Element, Zone Change ZC 2022-005 from Residential Agriculture (R-A) to Estate Residential 3/4 (RE-3/4), Development Code Amendment DCA 2022-003 to modify Note 17 from Table 9.28.040-A (1), decrease the lot depth standard in the RE-3/4 zoning district, and Tentative Tract Map TTM- 20453 to subdivide 120 acres into 99 residential lots located on the northeast corner of Deep Creek and Del Oro Roads (APN: 0434-042-32) Based upon the information contained within this report, and any input received from the public at the hearing, the Planning Commission recommends that the Town Council move to:
Adopt
the Mitigated Negative Declaration for GPA 2022-007, ZC 2022-005, DCA 2022-003, and TTM 20453, and associated Mitigation Monitoring and Reporting Program.
Find
that the facts presented in the staff report support the required Findings for approval and adopt the Findings.
Adopt
Resolution No. 2023-34 adopting General Plan Amendment GPA 2022-007.
Move
to waive Reading of Ordinance No. 567 in its entirety and read by title only.
Introduce
Ordinance No. 567 adopting Development Code Amendment DCA 2022-003 and Zone Change ZC 2022-005.
Approve
Tentative Tract Map TTM 20453, subject to the attached Conditions of Approval, as amended.
