7 How to identify the assessed value?

1. Kern Data

2. Kern County Tax Collector

3. Estimate from owner or
contractor
Example:

Core Area
Land Value = $320,000
(50% Value) = $160,000
(Improvement Value > $160,000 will kick in the Code)
Non-Core Area
Land Value = $320,000
(25% Value) = $8,000
(Improvement Value> $125,000 will kick in Code)

occupancy is to a more intense use,
Planning will determine if a Site
Plan Review, Conditional Use

At that time, the site can be
required to bring all offsite
improvements to current City
standards, including curb, gutter,
sidewalk, driveways, connecting
pavement, and streetlight.

public improvements along the
frontage of said parking lot.
