SUBJECT: Zone Change No. 25- 0001.
Adoption of an Ordinance amending Bakersfield Municipal Code Section 17.06.020 by changing the official zoning map classification from R-2/PUD (Small Lot Single-Unit Dwelling/Planned Unit Development) to R-4 (High Density Multi-Unit Dwelling) zone on 11.22 acres located at 9700 Camino Media. The applicant is McIntosh & Associates, representing Camino Media Properties, LLC. (Ward 5) (FR 12/17/2025)
RECOMMENDATION:
City staff recommends adoption of the ordinance.
BACKGROUND:
First reading of the ordinance was given on December 17, 2025. The City Council also adopted a mitigated negative declaration on December 17, 2025.
The project is a request to change the zone classification from R -2/PUD (Small Lot Single -Unit Dwelling/Planned Unit Development) to R -4 (High Density Multi -Unit Dwelling) on approximately 11.22 acres. The Planning Commission unanimously voted in favor of the zone change and there was no opposition to the project.
FISCAL IMPACT:
No fiscal impact with the proposed zone change. Any future development as a result of the zone change will be subject to the appropriate application processing fees that have been determined to be sufficient to cover all operational expenses related to processing projects.
