Please convey the following message to the City Council:
As you may know, New Pacific Realty owns the lot at the northeast corner of Canon Drive and Wilshire. The MTA demolished the building that existed on the property in order to use the property as a construction staging area for the subway construction.
The MTA’s right to use the property will expire in January of 2026, at which time we intend to build a new building on the site.
In reading the proposed ordinance for Alternative Parking facilities, it appears that it could become a condition of approval that the proposed development must be used for luxury uses. This could create a serious barrier to our ability to use Alternative Parking, and we see no logical purpose for that provision.
Our property is a single lot with odd dimensions that make the provision of conventional parking problematical.
Alternative Parking could be a useful solution. However, we are very uncertain as to how we could design and develop our property with that condition. Must we have pre-leased the building to a qualifying luxury tenant? What if that luxury tenant moves out? What is a luxury tenant? What if a building on another street such as Canon or Beverly Drive is developed with that condition - could it be leased at some point to a non-“luxury” tenant?
We see no practical purpose for that condition to be imposed, and if it were imposed it would likely be a serious problem for any building not on Rodeo Drive, including our property.
Thank you for your consideration of this.
