SUB: ADU Comments for Meeting 03/11/24- 7 PM
Comment of Designers & Owners of Building as Client of the City Regarding Problems of ADU Codes Dear CP the following are my Comment, for problems of recent Codes if it is accepted. by Planning Commission , With Respect to CP :
A: HEIGHT OF ADU IN Accessory building in 2 Story Building : if The Height is restricted to 16' or 18' feet it will create so many problems like following : A1-in Flat or Low Slope Lot that located between Alley & Main Street , cannot, Lead the Rain Water & Sewer to the Drainage & Sewer of Street, Also Finish Level of First Floor Must be " 8" higher from Natural Grade to avoid water to the Building that Also Need increase of Height.
A2-Problem of Installation Mechanical DUCT of HVAC,: refer to Height of Ceiling Minimum. 7.'-6" we cannot install HVAC DUCTS & Lighting, & Plumbing Fixture, Because of increase of limitation Height so in some cases one Solution is that level of Finish First floor be Min. 3' under the Existing Finish Grade, That must Install of Electric Pump to lead water to Street & it cause more Expense in this Inflation economic situation ,& hard process of Permit.& also if the Pump malfunction, it cause Water Damage to the lot &Location . see A1 above
B- Regarding to Restriction of BALCONY ,to avoid disturb the View of Neighbor (Refer Code of the City): 2 Story Detached Accessory of Garage & ADU & facility of Pool, is a little House, that built by expensive cost, If we can Have Balcony ONLY Face to the Private courtyard & Landscape & Pool of the Same Lot, (NOT FACE TO NEIGHBORE) in 2nd floor of ADU, it do not Disturb Neighbor, So please the public Commission can Reconsider this Code.
C-Regarding Law of state "SB 9" that we can Have 2 ADU or more for one Lot , by meeting with the CP Planning Dept. Still we did not understand, it, is ambiguity & we did not Find out the Guild Line of the City of Beverly Hill that How it Adapted by Code of the City, to Follow up by Owner & Architect ? Also By Splitting the Lot , refer to this Law, to have more ADU, most Owner did not Agree to Split the Lot , there are Possibility that the CP approve more ADU (by this Law) with Additional condition add to code ) to increase Number of ADU to this Area .

Note: As Comments of Realtors Co. & their Agents , Because of INFLATION, INREASE OF PRICE OF RENT,& the COST of Construction ,& Increase the Homeless Population, it seems that "The Code of "R1 Zone " & The ADU Code must be more Reconsider & Modify & Adapted To this situation &to Solve these Problems ,
We wait for Advise of City planning &Decision of Public Commission & STATE LAW & to Solve mentioned Problems , I appreciate, the City, that Kindly serve People & thankful if reconsider my Comments ,
The best regard & God Bless all

Some people who received this message don't often get email from . Learn why this is important
To whom it may concern:
I think the proposed construction on South Linden Drive will impact current area residents’ quality of life extremely negatively. There will be more traffic flow, pressure on finding street parking on surrounding blocks, and more pedestrians on the adjoining quiet streets, as well as visual impact and negative air quality. And an influx of potential for local crime.
I would like to vote NO on permission for this project to move forward. There are many other new (and old) hotels very close, and the community/ neighorhood quality of this part of Beverly Hills is suffering.
Thank you. Please let me know if I can do anything else to try to dissuade those who are just seeking an immediate cash boost for themselves.
