INTRODUCTION
This report provides information and requests City Council’s acceptance of the contract work indicated below and authorization of the City Clerk to record the Notices of Completion (Attachments 1-2) with the Los Angeles County Recorder.

DISCUSSION
438 N. Beverly – 439 N. Canon Drive Tenant Building Partial Roofing Replacement Project 438 N. Beverly Drive – 439 N. Cañon Drive is a three-story tenant building over a fourlevel subterranean parking garage with retail use on the ground floor and office use on the second and third floors. The building was constructed in 2003, and the original roofing has not been replaced for 20 years. Over the past few winters, various leaks have occurred in the building. After investigation, it was determined that existing roofing needed replacement. The contract work addressed roofing replacement with a new glass fiber reinforced adhered thermoplastic PVC roofing system. The selected roofing system has been used on several City buildings and has proven to be a reliable and well performing system.

During construction, an unforeseen condition was discovered at the lower roof parapet.

Existing roofing and metal flashing was not installed per the original documents and was contributing as an additional source to the leaks. As a result, one change order amounting to $23,741.47 was issued during construction.

Staff from Public Works and certified manufacturer’s inspector inspected the work and are satisfied that work has been performed consistent with construction documents.

Fire Station No.3 Parking Garage Roll Up Doors Replacement Project Fire Station No. 3 is a two-story building with a total area of approximately 12,000 square feet. The building was built in 1970 and has an attached parking garage on the north side.

Fire Department staff park their vehicles in this parking garage, and the garage also houses the fueling station for the fire engines.

The parking garage has gates on the street and alley sides of the fire station. The gates were original to the building and required manual operation every time a vehicle entered or exited the parking garage, or whenever a fire engine needed to be refueled. The scope of this project included the replacement of the existing gates with new automatic roll up doors.

The result of this work has significantly improved the ability to enter and exit the parking garage and has improved the Fire Department’s operations by improving access to fire engines refueling station.

During construction, as requested by the Fire Department staff, work scope was reduced, resulting in a credit amount of $8,949; the scope changed involved removing the access control pole and bollard and associated concrete work.

Staff from the Public Works, Fire, and Community Development Departments inspected the work and are satisfied that all work performed is consistent with construction documents.
