INTRODUCTION
The Capital Improvement Program includes a project addressing the ongoing maintenance and rehabilitation of parking facilities, including concrete repair and waterproofing of the building surfaces. Several subterranean parking structures have experienced water intrusions due to recent changes in the seasonal rain patterns and intensity, as well as normal deterioration of waterproofing due to the age of these buildings. Projects have been prioritized and have been addressed incrementally.
Priority group-1 waterproofing work has been completed at 221 N. Crescent Drive, 439 N. Canon/438 N. Beverly Drive, P-4 level and at Santa Monica 3 parking structure.
Beverly Canon Gardens parking structure Level P-4 has been identified as the next priority. This structure includes four levels of subterranean parking below Beverly Canon Gardens, Maybourne Hotel and Gardens Building.
DISCUSSION
The firm of Allana Buick & Bers was engaged to prepare drawings and specifications for this project. The project scope involves crack repairs and polyurethane grout injection waterproofing repairs to below-grade walls at the P-4 level where water intrusion has been observed.
As permitted by California Public Code (PCC) Section 20101, three contractors were pre-qualified for waterproofing projects with specific experience in curtain wall injections method.
On May 2, 2025, bid documents were issued to all pre-qualified contractors. The bid documents included an alternate bid item and three unit costs as follows:
Alternate #1: Provide an additive cost to perform curtain wall injection and apply Xypex coating at the 2 North Elevator Pits located on Level 4 Unit Price #1: Additional concrete crack repair cost per lineal foot for 100 lineal feet Unit Price #2: Additional shotcrete walls grout injection cost per hole for 75 holes Unit Price #3: Additional CMU wall grout injection cost per hole for 75 holes On June 16, 2025, three bids were received.
