DISCUSSION
Greystone Pool House Restoration and Waterproofing Project The Greystone Pool House is a standalone historic building constructed in 1929. The exterior space is used for various events at Greystone, including the Catskills West Theater Arts Camp, which is held in the summer. The interior space consists of dressing rooms that are primarily used for weddings. The Pool House structure consists of formed concrete wall construction, sandstone veneer, limestone features, and exterior plaster. A wood trellis covers the front patio area. The roof is a concrete slab and is useable as a deck area finished with brick pavers and surrounded by stone clad parapet walls. The structure is built into the embankment on the rear and east sides.

The interior of the pool house had extensive water damage and was impacted by mold due to water intrusion when it rains. All finishes were impacted and were remediated under a separate contract.

The restoration of the pool house included waterproofing of the walls with grout injection method and the roof deck, and the restoration scope of work included the historic trellis/ screen at the entry of the Pool House, repointing of the grout at the exterior stone walls, and complete replacement of interior finishes plus replacement of countertops, sinks, plumbing fixtures, and flooring.

Staff from the Building Department and Public Works inspected the work and are satisfied that work has been performed consistent with construction documents.

Hillcrest Shelter Rehabilitation Project
The Trousdale gateway/seat shelter was part of the 450-acre Trousdale Estate development circa 1954. The monumental gateway included a pair of masonry walls on each side of the street, two paved parking areas for visitors, and the street entrance seat shelter at the corner of Doheny Road and Hillcrest Road.

The Trousdale gateway and seating shelter are representative of the early residential development of Trousdale Estates; the distinguished architectural characteristic is

valuable to a study of period, style, method of construction, and craftsmanship, which are historically important in manifesting and exemplifying the City’s rich architectural heritage.

Due to heavy rains, the shelter’s roof framing was considerably damaged causing roof framing members dry rot as well as considerable damage to the historic carved fascia.

The structural firm of Brandow & Johnston was engaged to inspect the structure and design the repairs and replacements. The rehabilitation of the structure was performed by TRM Services, and the scope of work included replacement of heavy timber beams, the roof framing, and the historic carved wood fascia boards were replicated. The work also included replacement of approximately 200 SF of exposed aggregate paving.

Staff from Public Works and Community development inspected the work and are satisfied that work has been performed consistent with construction documents.

The Hillcrest Shelter Rehabilitation was recognized and nominated in the Restoration/Rehabilitation category in the City’s Cultural Heritage Commission 2026 Historic Preservation Awards Program.

Police Facility – Dispatch Suite Remodel Project
The Police Facility Dispatch Suite (9-1-1 Communication Center) was identified as a priority project to replace the old and deteriorated dispatcher consoles with six new stateof-the-art consoles by specialty dispatch systems furniture manufacturer Russ Bassett Corp. To maintain the dispatch operations’ critical functionality and to avoid the high cost of moving the entire operation temporarily, the project was phased in three strategic zones, focused on two consoles in each zone, that allowed 9-1-1 service to remain in place and uninterrupted by using temporary sound and dust partitions in various configurations.

The general contractor Ecobuild, Inc. performed several space upgrades to support consoles replacements in three phases keeping the dispatch office operational during construction. The work included millwork replacements, stabilizing and stiffening existing raised flooring, replacing acoustic wall paneling and flooring, upgrading light fixtures with new LED lighting, as well as improvements to the supervisor’s office. The work also included complete remodeling of the kitchen area, including new cabinetry, upgrading of the plumbing lines, replacement of plumbing fixtures and kitchen appliances.

Staff from Public Works and the Police Department inspected the work and are satisfied that work has been performed consistent with the construction documents.
