CAUTION – EXTERNAL SENDER
Council Members,
Thank you and staff for the opportunity to provide input on the options for the proposed Vineyards at Marsh Creek Event Center.

I have included my planned comments for tonight as I may have to exclude some important points, depending on time allowed.

President
Vineyards at Marsh Creek Owners Association
Bcc: Trilogy Board of Directors
Planned Statement for Tuesday, April 30, 2024
I am Joe Young, the Current President of the Vineyards at Marsh Creek Owners Association, also known as Trilogy, which represents about 1800 Brentwood Residents.

Our Association operates several enterprises around the proposed Vineyards at Marsh Creek Event Center, including:
47 acres of agricultural vineyards and olives primarily for the benefit of the residents in our area. This would be funded under LLD 06-3 if Trilogy had not undertaken the task.

The Club Los Meganos Wedding Venue, a 200-seat event venue serving the local area.

A commercial spa serving all Brentwood residents
An 82-seat private restaurant serving the 1800 Trilogy residents The Vineyards at Marsh Creek Winery, A licensed and DBA registered winery Note the possible name conflict.

We have previously addressed environmental issues related to the project in our response to the Notice of Project. The size of the project will impact all of these including those related to:

Safey, noise, traffic, crime, parking, air quality, lighting, wildlife, homelessness, and sanitation
Many things have changed from the original inception of this project which will impact the EIR including:

Full utilization of the college
Completion of Trilogy, Vista Dorado, Lark Hill, Barcelona The planned Cowell Ranch development.

Regarding the proposed options for the Vineyards at Marsh Creek Event Center we believe it is not prudent to:

Enter into a project that is not fully funded
Partially fund a regional venue from our local LLD 06-3 Compete with local wedding venues
Create a name conflict
Utilize public funds to compete with local area businesses We also believe that any regional center requiring extensive parking (up to 250+ stalls) will ultimately require stop lights at Trilogy Parkway and possibly other cross streets on Vineyards Parkway, the cost of which is not included in the proposed options.

Thank you for the opportunity to express our concerns and I am available for questions.

Subject: Special Amphitheater Meeting - April 30th
Date: Friday, April 26, 2024 12:41:55 PM
CAUTION – EXTERNAL SENDER
Dear City Council:

My name is John Tomei and I am a homeowner in Trilogy, a 55+ community. I am writing to provide comment regarding the Amphitheater to be discussed at a special Council meeting on April 30th.

An Amphitheater in Brentwood would be a unique venue for all Brentwood homeowners. It would provide a venue for small music concerts of all genres, a venue for drama performances, and a venue for educational speeches and presentations. An additional benefit, not often noted, is the venue could provide an opportunity for local groups to perform including community theater and High School theater and music groups. The Amphitheater concept has the potential to become a cultural jewel within our Brentwood City limits.

Of course, with any initiative as this, there is a significant cost. There are funds budgeted for this venture, albeit less than originally anticipated. I believe a beautiful, scaled-down design of the original version is achievable, using the current funds available. Over time, there is the possibility of increased tax revenue that would allow the venue to expand. Opportunities like this proposed Amphitheater do not come around very often for Cities the size of Brentwood.

Once passed over, they rarely resurface and the opportunity could be lost forever.

As a homeowner in Trilogy I have been aware of this potential entity being built since I moved here over 6 years ago. And I have eagerly awaited it’s completion. As a homeowner in Brentwood, I see the enormous value for the City having such an entity. I would encourage the City Council to continue to explore the most viable options for retaining the design efforts and the eventual development of a Brentwood Amphitheater, and not dismiss this valuable opportunity. Thank you.

Regards,
John Tomei
