NOTICE OF PUBLIC HEARING
Notice is hereby given that the City Council of the City of Brentwood will, at 7:00 p.m. or as soon thereafter as the normal course of business permits, meet at the Council Chambers, located at 150 City Park Way, in Brentwood, on August 13, 2024, and hold a public hearing to consider:

The continuance of consideration of an application for the Orchard Grove North project, which includes a Vesting Tentative Subdivision Map (VTSM 9649) for the subdivision of 9.6-acres into 34 parcels (including 30 singlefamily detached homes and four affordable duets), one on-site bioretention parcel, and a designated 0.4-acre remainder parcel. The project also includes a density bonus application to allow for a 17.2% increase in density, as well as a design review application (DR 23-012) for the homes to be constructed on the 34 parcels and a modification request to the General Plan density transition policy. The project is located at 1901 Lone Oak Road, just south of Grant Street and directly east of Adams Lane (APN 016-040-004).

The City prepared a mitigated negative declaration (MND) for this project in accordance with the requirements of the California Environmental Quality Act (CEQA, codified at Public Resources Code §§ 21000, et seq., and as further governed by the State CEQA Guidelines, found at 14 CCR §§ 15000, et seq.).

Several potentially significant impacts were identified; however, mitigation measures are incorporated to reduce those impacts to less than significant levels. The City Council will consider whether to adopt the document and make required findings. The MND and accompanying initial study was available for public review and comment for 30 days, beginning on May 3, 2024 and ending on June 3, 2024 and can be found on the City of Brentwood’s website at:
https://www.brentwoodca.gov/government/communitydevelopment/planning/ceqa-documents On July 2, 2024, the Planning Commission held a public hearing to consider the proposed project and adopted Resolution Nos. 24-028, 24-029, and 24- 030, respectively, recommending that the City Council approve the project with additional conditions of approval.

The City Council will take final action on this item.
