Interests & Experiences
Please tell us about yourself and why you want to serve.
Why are you interested in serving on a board, commission or committee? I want to use my professional urban planning experience, my Master's degree in Community Economic Development and Housing, and the hundreds of connections I've made in our community to provide the critical planning analysis necessary to faithfully serve our City. I've watched and attended dozens of council and commission meetings and understand what's expected both as an expert in the field and a representative that is responsible to the public.
I just placed fourth in the most recent city council campaign and spoke to residents citywide (at their doors!) about their neighborhood- and city-level experiences and concerns. I am compelled to stay active and responsive to our community's needs, and my talents and expertise are uniquely suited to the planning commission. I see my own participation in the City's affairs as the best way to create options for my children to one day be able to live independently in Burbank. I want them to take pride in growing up here, and then have real housing options when they come of age.

I just ran for City Council and placed fourth. My team and I knocked on 18,000 doors in the City, and I personally knocked on 3,700. You wouldn't believe the size of the survey I took of residents' concerns for their neighborhoods. My daughter attends McKinley Elementary and we walk there as often as we can. I'm a member and/or I attend the meetings of about a dozen local progressive, Democrat, civic and advocacy groups. I'm trying to start a boxing club in the area, and if I ever have real time, I'd want to join a regular Dungeons and Dragons guild at Geeky Teas, which is just down the street from me.

Describe any qualifications, experience, and education, as well as any technical or professional background you may have relative to the duties of this position.
I am a professional housing policy analyst with the State of California - specifically, the Department of Housing and Community Development's Accountability and Enforcement Unit.
I have performed housing element reviews both in the ordinary course of my work and also off-the-clock as a community advocate looking for (and finding!) potential conflicts. This gives me a unique perspective - I am intimately familiar with State housing regulation and will help mitigate the loss of local control over our neighborhoods while never losing sight of our very real Regional Housing Needs Assessment (RHNA) obligations. I know how to navigate and analyze State laws, local ordinances, neighborhood specific plans, Streetmix cross-sections, infrastructure plans, standard design proposals, and more. I was the State's subject matter expert on SB9 the first year of its existence and have been a subject matter expert on ADU law since joining HCD. All this to say I have the experience to meaningfully contribute to the conversation.
Furthermore, and just as important as the professional
expertise: I have lived the experience of buying, and nearly losing, and living in constant fear of losing, my home. My wife and I are millennial homeowners, the only ones we know our age who bought a house without financial support from our families, but less than a week after moving in my wife (seven months pregnant at the time) was laid off. We have struggled, really struggled, to keep our place here, spending half our income on our mortgage as the second owners of what used to be considered a "starter house". Burbank's future cannot look like my present.
What are your goals in serving on this Board/Commission/Committee? I want to thread the needle - balancing the necessity of development while avoiding the worst impacts of State regulation. Having studied the last century of urban design, I want to do my part in turning the boat and promoting wise development that will directly address our housing affordability crisis.

Why are you interested in serving on a board, commission or committee? I have always had an interest in city planning that goes back to childhood, growing up outside of Pittsburgh, PA, where my great-uncle, Governor David Lawrence was instrumental in famously cleaning up Pittsburgh. I have seen Burbank go through many changes since the mid 1980's and I would love to be a part of planning Burbank's future. I fell in love with Burbank when I first moved here in the early 90's. I have traveled extensively abroad and I have seen many things that help to bring out the best in the city as well as those things that don't work so well in a city. I would like to bring my knowledge and passion to making Burbank the best city in LA county.

Over the years I have developed a broad range of skills from working in various aspects of property management in Los Angeles. At the Institute for Individual & World Peace, a non-profit agency in Santa Monica, I served as a commercial building manager, overseeing the leasing, logistics and management of short & long-term tenants. As the Director of Operations for the Susan Lucci Collection, I oversaw the inventory, planning, packaging shipping for a line of beauty products for electronic shopping (QVC Television & the Home Shopping Network) and managed a team of 20 plus employees. As an independent Certified Residential Real Estate Appraiser, I have appraised all types of residential properties (single family residences, 2-4 unit properties, condominiums) from entry level to luxury residence price points, all over Los Angeles County, from Lancaster to Long Beach. The purpose of my appraisals has been predominantly for home loans as well as for death, divorce, taxes and real estate development forecasting for new home construction projects. My varied life experience has taught me of the necessity to often think “out of the box” in my work. I have worked with my different types of personalities in both the public & private sectors and I have learned the art of diplomacy & negotiation.
Other Pertinent Skills, Experience or Interests
My problem solving & communication skills have developed out of working with (and having a keen interest in) a vast number of different cultures in Los Angeles over the years. I know the importance of planning ahead to prevent future problems from occurring. I have learned the importance of asking questions & listening to others. I have always had a love for Los Angeles and its opportunities for growth & transformation. City Planning & Development has always been a keen interest of mine. Outdated paradigms & modes of operation are not effective in the rapidly changing landscape of our city, and in order to solve the many problems that we currently face, it will require the combined effort of people with experience, open minds and heart. I am a true Angeleno who possesses those qualities and that is what I can offer to your company.

Why are you interested in serving on a board, commission or committee? I am interested in serving on the planning commission because, although I am a relatively new resident of Burbank, having lived here for less than a year, I’ve worked in the city since 2013 and have witnessed its growth and transformation. From new construction to the development of unique local businesses and the addition of community gardens, I’m excited to now be an official resident with hopes of homeownership. I want to ensure Burbank continues to grow in a way that supports these distinctive, locally-owned businesses and green spaces, which are essential to the city’s character and quality of life. The planning commission plays a vital role in shaping the city’s future by making decisions on land use, zoning, infrastructure, and community development. I’m eager to contribute to this process by helping create a Burbank where diverse businesses thrive, public gardens and green spaces flourish, the community feels safe and inclusive, and residents from all backgrounds are welcomed. I am passionate about improving the quality of life for everyone in Burbank and helping to build a city that people are proud to call home.

Why are you interested in serving on a board, commission or committee? I wish to give back to my community, Burbank, CA. Knowing that there is no perfect city anywhere, Burbank is arguably the best †† city to live in anywhere in the world - (sans any melodrama on my part). ††Factors are, (in no particular order) - our schools, provision of tranquility, city services, expert services (automotive, home repair, law, medicine, etc), entertainment, local National Guard, KBUR, restaurants, ad infinitum. When I jog, I usually wear a T-shirt that commemorates a former Burbank Police Officer, Matthew Pavelka (EOW 2003). We all stand strong with our beloved city. Of course it's easy to say that one can use the money if given the job, (especially in these challenging times) but I believe that if one has a strong passion for any occupation/profession or even a hobby, prosperity usually follows. I also have a passion for leveraging critical thinking when/where ever possible. In my fairly recent undergrad' work (2020 - 2023 before grad' school) I loved being a math' minor as well as taking urban studies † classes as electives. The social sciences, philosophy, and urban planning professorship is/was fairly impressive at CSUN, IMHO. A "healthful" amount critical thinking was, and still is a prized virtue there. I'm very proud of my alma maters, as I am of our City of Burbank. Thank you for your time, no matter the decision to hire me or not.

What are your goals in serving on this Board/Commission/Committee? "Giving back" (for the common good), as mentioned above, entails hard work, which entails passion.
Regarding goals per se, I wish to work in a positive, mature, thoughtful, accurate, and constructive way with others that will have similar as well as possibly very dissimilar views. Listening and "reading between the lines" at times is a good start for such positive and helpful discourse. Leaving our ego "hats" upon entering the office can't be overemphasized, so firmness, when needed, can also entail kindness and patience in certain cases.
Hard study and research can be extremely challenging, especially given the rules, protocols, code regulations, as well as the many possible variables that will be present for the best-scenario or best possible decision-making processes. Real physical, temporal, regulatory, ethical, and other constraints will have to be studied with really good analysis. In my humble opinion, I believe that I can be a very valuable asset to this beautiful city.
