We are subm itting this application regarding our development plans for the referenced property.
The property consists of approximately 18.49 acres and is currently zoned RC (Residential Condominium). We would like to develop t he parcel so that it is subdivided into approximate ly 114 individual si ngle family home lots -one of which will be a dedicated park. Based on ou r experience in the area, we feel that the affordable homes t hat ca n be built on t hese new lots will be very desirable in this location due to a high demand for moderately priced homes.
We have attached ou r draft t entative map showing the proposed lot plan. Individual lots will range in size from approximately 3240 sq. to approximately 3600 sq . ft. with some variances due to the shape of t he parcel.
We have also attached a sample individual site plan showing a typical home in order to outline typical setbacks and frontage.
In order to develop the parcel as envisioned, we would need to have applicable variances for unity density, lot size, coverage ratio, setbacks and frontage necessary for a development of this type as shown in our draft tentative map and proposed site plans.
We have also attached pictures and project addresses for similar projects/homes that have successfully been developed in Imperial to demonstrate the type of project we have in mind.
These projects have had a very high demand from new homeowners in Imperial we feel would also be a desired and successful home community in Calexico.
We would welcome your comments so we could address those issues and make this a successful project.
