RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CHULA VISTA APPROVING A PROPERTY MANA GEMENT
AGREEMENT BETWEEN THE CITY OF CHULA VISTA AND
RYAN COMPANIES US, INC. FOR SERVICES AT THE CITY-
OWNED BUILDING LOCATED AT 1775 MILLENIA AVENUE
WHEREAS, the City of Chula Vista (“City”) has constructed a 168,000 square foot class “A” office building at 1775 Millenia Avenue (the “Project”); and
WHEREAS, City requires specialized property management services for the Project; and
WHEREAS, on August 22, 2025, City issued Request for Proposal P06 -2026 to procure property management services for the Millenia Library Building; and
WHEREAS, City received two proposals by the September 12, 2025 submission deadline, and after completing a comprehensive assessment, a selection committee recommended awarding the property management agreement (“Agreement”) to Ryan Companies US, Inc.; and
WHEREAS, the Agreement has an initial term of five (5) years from July 1, 2026 through June 30, 2031, with one (1) five-year renewal term from July 1, 2031 through June 30, 2036; and
WHEREAS, the cost of the initial term through June 30, 2031 is set not to exceed $1,604,006.09; and
WHEREAS, the Agreement provides for a total contract amount not to exceed $3,608,626.26 over the initial five-year term and five-year renewal period expiring on June 30, 2036.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Chula Vista, that it approves the Property Management Agreement, between the City and Ryan Companies US, Inc., in the form presented, with such minor modifications as may be required or approved by the City Attorney, a copy of which shall be kept on file in the Office of the City Clerk, and authorizes and directs the City Manager to execute same.
