A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF COMMERCE, CALIFORNIA, APPROVING FINAL TRACT MAP NO. 83334 AND DIRECTING THE CITY ENGINEER TO SIGN AND RECORD THE FINAL MAP WITH THE LOS ANGELES COUNTY RECORDERS OFFICE WHEREAS, on February 22, 2022, the City Council considered and adopted a Resolution, approving all entitlements, including Vesting Tentative Tract Map No. 83334, for the development of a mixed residential and commercial use project located approximately at 7316 Gage Avenue and 6364 Zindell Avenue, known as the Modelo project (“Project”); WHEREAS, an Environmental Impact Report (“EIR”) was previously certified by the City Council for the Project on February 22, 2022, pursuant to the California Environmental Quality Act (“CEQA”) (Pub. Res. Code §§ 21000 et seq.), the CEQA Guidelines (14 Cal. Code Regs. §§ 15000 et seq.); and WHEREAS, Commerce Municipal Code Chapter 18.04 provides the procedures necessary for the approval of a vesting tentative map may be reviewed in conjunction with the provisions of the Subdivision Map Act and the subdivision ordinance; WHEREAS, the applicant is required to obtain and file a final tract map in order to proceed with the remediation of the site and construction of all vertical structures; and WHEREAS, the City Engineer, in consultation with staff, has reviewed the submitted final map and has verified that the Final Tract Map 83334 is in substantial compliance with the previously approved tentative map and complies with all of the requirements of the applicable California Government Code provisions, the City’s subdivision ordinance, including Chapter 18.01 (LA County Subdivision Ordinance), and is in conformance with the Subdivision Map Act, and all applicable conditions of approval have been substantially satisfied; WHEREAS, City Staff has reviewed and approved the improvements and subdivision boundary monuments related to Tract Map No. 83334; and WHEREAS, all other legal prerequisites to the adoption of this Resolution have occurred.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF COMMERCE DOES HEARBY RESOLVE AND ORDER AS FOLLOWS:
Section 1. The above recitals are true and correct and incorporated herein as part of the findings.
Section 2. Final Tract Map No. 83334 is hereby approved.
Section 3. The City Engineer is directed to sign the Final Tract Map No. 83334.
Section 4. The City Engineer is hereby directed to file the Final Tract Map No. 83334 with the Los Angeles County Recorder’s Office, and to take all actions reasonably necessary to implement this Resolution.
Section 5. The City Clerk shall attest and certify to the passage and adoption of this Resolution. This Resolution shall be effective immediately upon adoption.
