RELEASE OF LIEN AGREEMENT
TO SECURE CONSTRUCTION OF PUBLIC IMPROVEMENTS
(1157 E. Chase Drive)
1. CITY.
This Release of Lien Agreement to Secure Construction of Public Improvements (“Release of Public Improvement Lien”) is executed this ___ day of ___________, 2022 (“Effective Date”) by the City of Corona, a California municipal corporation (“City”).
2. RECITALS.
2.1 Lien Agreement. On or about April 10, 1984, the City and George B. Thacker and Joan Carol Thacker (“Owner”) entered into a Lien Agreement to Secure Construction of Public Improvements (“Lien Agreement”) to guarantee the construction and payment of costs related to certain public improvements required in connection with the development of real property located at 1157 E. Chase Drive, California (“Public Improvements”). Said Lien Agreement was recorded in the Official Records of the County of Riverside on April 10, 1984, in Book 1984, Page 93268 against real property identified as 1157 E. Chase Drive, Corona, California, Riverside County Assessor’s Parcel Number 120-112-009, as more particularly described in Exhibit “A” attached hereto and incorporated herein by reference (“Property”).
2.2 Payment of Public Improvements. In lieu of constructing the Public Improvements, on or about March 17, 2022, the sum of Twelve Thousand Three Hundred and Sixty-Three and 66/100 Dollars ($12,363.66), which is the estimated fair share cost after applying a grant credit, to complete the Public Improvements, as contemplated under the Lien Agreement, was paid to the City.

3. RELEASE.
3.1 Release of Public Improvement Lien. As required by the Lien Agreement, since the estimated cost of the Public Improvements has been paid in full, the City wishes to release the lien as it pertains to the Property.
3.2 Recordation. City will record this Release of Public Improvement Lien in the Official Records of the County of Riverside.
In recognition of the foregoing, the City issues this Release of Public Improvement Lien as of the day and year first stated above.
