RELEASE OF LIEN AGREEMENT
TO SECURE CONSTRUCTION OF PUBLIC IMPROVEMENTS
(PARCEL MAP 29779)
1. CITY.
This Release of Lien Agreement to Secure Construction of Public Improvements (“Release of Public Improvement Lien”) is executed this 1st day of June, 2022 (“Effective Date”) by the City of Corona, a California municipal corporation (“City”).
2. RECITALS.
2.1 Lien Agreement. On or about November 7th, 2001, the City of Corona and Betzalel and Anat Louk, husband and wife, as joint Tenants, as to an undivided 50% interest; and Judy Casanola, a married woman as her sole and separate property and Avigil Perez, a married woman as her sole and separate property, as to an undivided 50% interest (“Owner”) entered into a Lien Agreement to Secure Construction of Public Improvements (“Lien Agreement”) to guarantee the construction and payment of costs related to certain public improvements required in connection with the development of real property identified as PARCEL MAP 29779, Riverside County, California (“Public Improvements”). Said Lien Agreement was recorded in the Official Records of the County of Riverside on November 20, 2001, per Document No. 2001- 574936 against real property identified as PARCEL MAP 29779, Riverside County, California, as more particularly described in Exhibit “A” attached hereto and incorporated herein by reference (“Property”).
2.2 Completion of Public Improvements. The Owner completed the required Public Improvements. The Public Improvements were approved and accepted by the City Council on October 21, 2020.

3. RELEASE.
3.1 Release of Public Improvement Lien. As required by the Lien Agreement, since the estimated cost of the Public Improvements has been paid in full, the City wishes to release the lien as it pertains to the Property.
3.2 Recordation. City will record this Release of Public Improvement Lien in the Official Records of the County of Riverside.
In recognition of the foregoing, the City issues this Release of Public Improvement Lien as of the day and year first stated above.

1. CITY.
This Release of Lien Agreement to Secure Construction of Public Improvements (“Release of Public Improvement Lien”) is executed this 1st day of June, 2022 (“Effective Date”) by the City of Corona, a California municipal corporation (“City”).

2.1 Lien Agreement. On or about June 25th, 2013, the City and Betzalel Louk and Anat Louk, husband and wife as joint tenants (“Owner”) entered into a Lien Agreement to Secure Construction of Public Improvements (“Lien Agreement”) to guarantee the construction and payment of costs related to certain public improvements required in connection with the development of real property as New Parcel “A” and New Parcel “B”, California (“Public Improvements”). Said Lien Agreement was recorded in the Official Records of the County of Riverside on September 18, 2013, per Document No. 2013-0453391 against real property identified as New Parcel “A” and New Parcel “B”, Riverside County, California, as more particularly described in Exhibit “A” attached hereto and incorporated herein by reference (“Property”).
2.2 Completion of Public Improvements. The Owner completed the required Public Improvements. The Public Improvements were approved and accepted by the City Council on October 21, 2020.

3. RELEASE.
3.1 Release of Public Improvement Lien. As required by the Lien Agreement, since the estimated cost of the Public Improvements has been paid in full, the City wishes to release the lien as it pertains to the Property.

This Release of Lien Agreement to Secure Construction of Public Improvements (“Release of Public Improvement Lien”) is executed this 21st day of October, 2020 (“Effective Date”) by the City of Corona, a California municipal corporation (“City”).
2. RECITALS.
2.1 Lien Agreement. On or about May 20, 2009, the City and Betzalel Louk and Anat Louk, husband and wife, as joint tenants entered into a Lien Agreement to Secure Construction of Public Improvements (“Lien Agreement”) to guarantee the construction and payment of costs related to certain public improvements required in connection with the development of certain real property described therein and generally located on the west side of Lester Avenue, north of Golden Harvest Drive in Corona, California (“Public Improvements”).
Said Lien Agreement was recorded in the Official Records of the County of Riverside on June 1, 2009 as Document No. 2009-0276789 against real property presently identified as 4116 Lester Avenue, Corona, California, as more particularly described in Exhibit “A” attached hereto and incorporated herein by reference (“Property”). The current record owners of the Property are Betzalel Louk and Anat Louk, husband and wife, as joint tenants (collectively, “Owner”).
2.2 Completion of Public Improvements. The Owner completed the required Public Improvements. The Public Improvements were approved and accepted by the City Council on October 21, 2020.
