Re: Undergrounding of Existing Utilities Waiver Request 220 Violet St (APN:112-320-004) is located south of the centerline intersection of Railroad St and Violet St. The project proposes to remodel an existing city condemned house and construct one single-family residence with a detached accessory dwelling unit (ADU).

The property is surrounded by existing single-family residential properties. Currently, there exists overhead electrical lines servicing the existing residence with an existing power pole situated along the property frontage in the public right-of-way.

I’m requesting a waiver to the condition being imposed on the project that requires power lines that distribute less than 33KV to be underground. Our lot frontage is very small and by undergrounding the existing utilities for just a small portion of the existing street will not enhance the neighborhood. Per Municipal Code Section 15.60.060 the cost of undergrounding would make this project unfeasible and would not allow me to remodel this property. We estimate the cost of undergrounding the overhead electrical lines to be approximately $59,000. The cost of satisfying this condition would make the project unviable financially and would critically harm the prospects of developing this property.

In addition, the main purpose of undergrounding overhead utilities is to improve the sightline quality of the general public. As the existing property stands right now it has been condemned by the city and thus damages the sightline quality of the general public. By granting us a waiver, it would result in the transformation of the condemned property, turning it into a beautiful home in our community that represents the aesthetic and beauty of the City of Corona.

Thank you for considering my request. I appreciate your attention to this matter and look forward to a favorable resolution. Should you need additional information, please contact me at your earliest convenience for further discussion.

Sincerely,
Linda Daniela Rodriguez Chavez
