That the Planning and Housing Commission recommend APPROVAL of ZTA2026- 0003 to the City Council, based on the findings contained in the staff report.

Evan Langan, Senior Planner, presented the staff report and exhibits for ZTA2026- 0003.
Discussion ensued between the Commission and Staff regarding the reason for the proposed amendment, enforcement considerations, and process improvements.
Following discussion, the Commission directed that the amendment be revised to provide for one extension of up to 180 days, in lieu of the staff-recommended two extensions of 90 days each.
