Staff-Proposed Revision to Plex Housing Ordinance

Proposal: Add the following amendment to the definition of “Site Coverage” in CMC Section 17.90.020 to the Plex Housing Ordinance:
““Site coverage” means the percentage of total site area occupied by structures and all impervious surfaces. Structure/building coverage is measured from exterior wall to exterior wall.”
Justification: The version of the Plex Housing Ordinance approved by the City Council at the public hearing and first reading of the Ordinance on July 9, 2024, includes amendments to the zoning district development standard tables in CMC Section 17.24.030 to remove pavement from the calculation of site coverage, with the goal of only including structures in the site coverage calculation. The intent of this amendment is the same as the proposed revision to the definition of “site coverage” in Section 17.90.020.
