Recommendation
It is recommended that the City Council adopt an Ordinance amending Title 17 (Land Use) of the Cotati Municipal Code to combine the Commercial/Industrial and General Industrial Zoning Districts into a single zoning district, in accordance with the City’s General Plan.
Background
On June 10, 2025, the City Council held a public hearing and conducted the first reading of an ordinance to amend the Land Use Code to combine the Commercial/Industrial and General Industrial Zoning Districts into a single zoning district, to be called the “Commercial/Industrial (CI)” Zoning District.
At that meeting, the Council voted to approve the ordinance, with two amendments as described below and shown in the redline text of the updated ordinance shown in Attachment A.
Analysis/Discussion
The Council made two amendments to the proposed ordinance:
1. Remove the “IG” column from Section 17.26.020 Table 2-17 Allowable Street Types, as the IG zoning district is proposed to be combined with the CI zoning district.
2. Edit the text of Section 17.30.050(G)(1)(a) to refer to the new proposed CI zoning district rather than to multiple “industrial zones.”
