1. Scope of Work Limitations: This assessment is limited to the steep roof system at the Sunflower Park Restroom.
2. General Observations
The existing roof is a wood shake roof over a plywood deck with gutters and downspouts.

Age is unknown but appears to be beyond its expected service life. Observed deficiencies include – but are not limited to the following:
• Loose and missing field and hip shakes
• Gutters are corroded at isolated locations. The gutter over the entry elevation is missing.
• Sheet metal flashings – including the roof cap – show indications of corrosion.
Overall Condition: Poor
3. Water Penetration History
and Observations
General: Currently, there are no reported occurrences of water penetration.
4. Approximate Area
• Plan: ±625sf
• Actual: ±875sf actual roof area accounting for roof slope
5. Roofing Membrane Cedar shakes
6. Insulation None
7. Drainage/Slope Approximately 1:1
8. Drains and Overflows: Perimeter gutters and downspouts

Executive Summary
The existing roof is a wood shake roof over a plywood deck with gutters and downspouts. No obvious decay was observed at the exposed edge of the roof deck over the entry elevation or in the exposed underside of the deck (including framing) within the restroom.
Recommendations
Based upon our observations, full roof replacement is recommended, as follows:
• Demolition: Remove the existing shakes as required to expose the plywood substrate; remove the existing gutters and downspouts.
• New Work: Replacement scope to include new Class A composition shingle roof over existing plywood deck.
Provide new prefinished gutters at all four sides with matching downspouts to replace existing downspouts.
Provide a minimum 30 year warranty.
Standing Seam Metal Roof Alternate A: Consider providing a prefinished standing seam metal roof to provide an aesthetically pleasing roof appearance, reduced maintenance and a longer service life.
Bid Documents: Unless otherwise directed by the City, we will prepare a base specification section for a new asphalt composition shingle roof as described above, suitable for bidding purposes.
Cost Estimate: Not included in Scope of Work.
