Dear Cotati City Council Members:
With regard to the proposed development at 8150 La Plaza, I respectfully ask the City Council to adopt the recommendations made by the Planning Commission on November 17, 2025 and to reject the proposed 10-foot setback; this will ensure the La Plaza project better fits the surrounding neighborhood. Additional details are as follows:
1. I support thoughtful development at 8150 La Plaza. The proposed architectural style may be appropriate for buildings fronting La Plaza. However, Building #3 is significantly out of scale with the adjacent single-family homes and the one- to two-story character of Arthur Street. While the La Plaza District allows two- to three-story buildings, that standard is intended for structures fronting La Plaza, not those directly abutting lower-density residential neighborhoods.
2. The City’s Objective Design Standards emphasize neighborhood compatibility and require greater setbacks for three-story buildings next to lower-density zones. The proposed 10-foot setback does not meet that intent and would result in privacy and scale impacts for neighboring residents.
Thank you,
Elyse Lord
