Approval of a request for waiver of City fees will result in a revenue decrease of approximately $$358,481 to $458,481 between the Community Development, Fire, and Public Works Department accounts in the General Fund, if Option 1 or 2 are approved.
ensure that the City receives a community benefit, the construction of a family YMCA with an abundance of activities in return for any fees waived.
The planned brand-new facility will support a vibrant, healthy community with engaging youth and teen development programs, before and after school care, and senior and special needs activities. The new 20,000 square foot facility is being designed to include:
an outdoor basketball court; pickleball courts; a child activity center; indoor pool; men’s, women’s, and family locker rooms; state-of-the-art fitness center; holistic health community space; dedicated parking with electric vehicle charging stations; and a secured entrance. The building will also be ADA compliant and will be designed to provide an inclusive environment that is welcoming to ensure that everyone, regardless of ability, age, cultural background, ethnicity, faith, gender, gender expression, gender identity, ideology, income, national origin, race or sexual orientation has the opportunity to take advantage of the facility’s amenities and programs.
The new YMCA building project is estimated to cost $20,682,065. The YMCA has secured nearly $12 million for the project, with a combination of community donations and the aforementioned State Grant. The YMCA is currently awaiting approval of a federal community project allocation of $3 million. The YMCA’s has a fundraising campaign actively underway to bridge the funding gap.
If the fee waiver request is approved, the Applicant would not be responsible for paying the fees and associated costs to the City. However, in the event the request is not granted, the City will invoice the YMCA for the fees and costs as the required entitlements and plans are submitted for the various phases of the development, as is standard practice for all developments.
