Remodel Project:

Fairchild Broms Design Agreement
Amendment
Fairfax Town Council
March 4, 2026
Construction Management Services
• While the architect will continue to provide design support by interpreting drawings and resolving technical questions, the construction manager focuses on:
• Contract administration
• Monitoring day-to-day construction progress
• Negotiating change orders
• Reviewing contractor payment requests
• Tracking schedule impacts
• Documenting field decisions
• As the project moves from design into construction, the level of coordination, documentation, and on-site oversight increases substantially. This will augment staff capacity and allow the Town to maintain progress on multiple capital improvement projects while construction is underway.

Cost
• Amendment was budgeted for and included in
the $1.6 Million total project cost estimate
• Construction management services $80,200
• Increases the total not-to-exceed amount for the
Agreement to $238,156.

Recommendation and Questions
Staff recommends adopting a resolution
authorizing the Town Manager to execute a fourth
amendment to the Professional Services
Agreement between the Town and Fairchild Broms
Design
