The adoption of the resolution will accept the subdivision improvements for the Brighton Place Subdivision (Subdivision) as complete.

DISCUSSION
Discovery Builders, Inc. The Subdivision consists of six single-family lots on the northeast corner of Brighton Drive and Pennsylvania Avenue.

The construction work commenced in November 2023 . During the course of work, and with guidance from the City in spector, the contractor was able to achieve additional asphalt and concrete restoration beyond what was specified in the plans. Staff has inspected the Subdivision improvements and found them to be complete in accordance with City standards and the requirements of the subdivision improvement agreement. The final punch list was completed on February 5, 2025 . The proposed resolution accepts the Subdivision improvements as being complete, except for the obligation of the Developer to repair or reconstruct defective work for a period of one year after final acceptance.

The Developer created a Property Owner’s Association (POA) to govern common interests shared between the residential lots. The new landscape installed along Pennsylvania Avenue, the stormwater quality basin installed along Brighton Avenue, and Sunningdale La ne shall be privately owned and maintained by either the homeowners or by the POA.
