DISCUSSION
One Lake Holding , LLC (Developer) has completed all required improvements at the Canon Station Planning Area 4 in accordance with the improvement agreement approved by City Council on March 20, 2018, by Resolution No. 2018 -33. The completed improvements include the construction of approximately 5,200 linear feet of 16-inch potable water line along Peabody Road and within the Planning Area 4 development area. These facilities provide potable water service to current residents. The improvements also included the construction of approximately 3,700 linear feet of 8 -inch non-potable water line and pump station used for landscape irrigation and back-up water source for the lake.

Staff have inspected the improvements and found them to be complete in accordance with City standards and the requirements of the improvement agreement. The final punch list was completed on November 7, 2025. The proposed resolution a ccepts the improvements as being complete, except for the obligation of the Developer to repair or reconstruct defective work for a period of one year after the final acceptance.

FINANCIAL IMPACT
Acceptance of the public improvements by council will obligate the City to maintain the potable and non -potable water lines , including all appurtenant facilities . The Public Works Operation Division will be responsible for the ongoing maintenance, which will be funded by the Water Utility Fund.
