DISCUSSION
One Lake Holding, LLC (Developer) has completed all the required improvements in accordance with the impro vement agreement adopted by the City Council on July 17, 2018, by Resolution No. 2018-170. The improvements include d the construction of the roadway and utilities within portions of One Lake Drive, Lake Place, Village Square Boulevard, Lake Club Drive, and Lake Trail.

Staff have inspected the improvements and found them to be complete in accordance with City standards and the requirements of the improvement agreement with exception replacing the thermoplastic striping. Due to increment weather and application criteria the striping will be placed as weather permits. The Developer will post a warranty bond to cover the performance of the striping. The final punch list was completed on November 13, 2025. The proposed resolution accepts the improvements as being complete, except for the obligation of the Developer to repair or reconstruct defective work for a period of one year after final acceptance.

FINANCIAL IMPACT
Acceptance of the public improvements by the council will obligate the City to assume responsibility for the maintenance of the public improvements, including roadways, publicly maintained water, sewer, and storm utilities, landscape elements, and related a ppurtenant facilities. On-going maintenance for the public improvements will be funded by the City’s General Fund and Water Enterprise Fund.
