Site Design Intent
Suisun Valley Site
The New Suisun Valley site offers a strategic and compelling location for NorthBay’s continued growth and expansion.
Situated just 10 minutes south of NorthBay Medical Center in Fairfield and directly accessible from Interstate 80, the site provides exceptional ease of access for patients, visi- tors, and staff. Its prominent position along a highly traf- ficked corridor between the Bay Area and Sacramento also delivers significant brand visibility for NorthBay.
Complementing NorthBay’s development, retail space is
planned for the adjacent lot to the west. This concurrent development will enhance the overall campus environment and further support the needs of patients, staff, and the sur- rounding community.
The conceptual site plan for the new hospital and Medical Office Building (MOB) strategically places the facility to the north and east of a major utility easement that bisects the parcel. Main entry points for both the hospital and MOB are located along the north side of the property, intentionally oriented away from freeway noise to create a more welcom- ing and serene arrival experience.
Emergency vehicle access, including ambulance entry, is lo- cated along the western edge of the site adjacent to the I-80 exit ramp, ensuring rapid and direct access while mini- mizing disruption to general traffic flow.
The size of the parcel accommodates ample parking with
capacity for approximately 2,100 vehicles. Parking areas are thoughtfully designated for patients, visitors, and staff to ensure convenience and efficiency. All back-of- house operations—including deliveries, services, and
ambulance arrivals—are confined to the south side of the facility, preserving the integrity and calm of the pub - lic-facing northern entrance.
Importantly, the site has been master planned with dedicat- ed space for future expansion of NorthBay’s services, ensur- ing flexibility to grow in alignment with long-term health- care needs in the region.
A variety of outdoor amenities—including healing gardens, shaded plazas, and green spaces—are integrated through- out the site to promote wellness and create restorative en- vironments. These spaces are designed to enhance the ex- perience of patients, families, and staff alike, reinforcing NorthBay’s commitment to holistic, patient-centered care. *07/21/25 Final Draft Review 01

Exterior Building Design & Façade Strategy
For this phase of design, which is highly conceptual, a building massing and façade strategy needed to be ex-
plored that provided NorthBay a design that mirrored
the big ideas NorthBay is visioning for both the New
Suisun Valley site and throughout their broader net -
work. However, the big ideas need to be carefully bal-
anced with restraint to meet the budget goals that sup- port the entire master plan development.
The mass of the buildings is shaped by the constraints
introduced by the site itself. The curving layout of the mass acts as an embrace for patients and family arriving to the hospital. The layout of the patient towers take
full advantage of the incredible views out to the sur-
rounding landscape of the Suisun Valley.
The façade of the inpatient towers and MOB utilizes a
shifting color palette of greens that are inspired by
NorthBay’s brand as well as the ever-changing colors of the Suisun Valley throughout the year. The primarily
glass façade is balanced with strong solid earth toned
elements that ground the building mass. The hospital
and MOB are connected by a sweeping promenade
along the North that serves as the unifying element in- ternally and externally. The prominent continuous can-
opy provides a dramatic arrival experience.
