RESOLUTION NO. 2026-181
APPROVING THE FINAL MAP AND AUTHORIZING EXECUTION OF THE SUBDIVISION IMPROVEMENT AGREEMENT FOR THE CANON STATION PLANNING AREA 5 – NEIGHBORHOOD H, I1 & I2 SUBDIVISION
WHEREAS, the Planning Commission of the City of Fairfield reviewed and approved the Master Planned Unit Development Permit for Planning Area 5 tentative subdivision map on October 27, 2021, by adopting Planning Commission Resolution No. PC2021-22, as amended by public hearing held in April 2024; and
WHEREAS, the final subdivision map of the Canon Station Planning Area 5 – Neighborhood H, I1 & I2 subdivision, with provisions for its design and improvement, is consistent with the General Plan and the Specific Plan of the City of Fairfield; and
WHEREAS, the final map is in substantial compliance with the previously approved tentative map; and
WHEREAS, staff has reviewed the engineering design , plans, and specifications for the Canon Station Planning Area 5 – Neighborhood H, I1 & I2 subdivision subdivision and found them to be reasonable and consistent with the current City Standard Specifications and Details; and
WHEREAS, pursuant to Section 25.164 of the City’s Municipal Code, the City Engineer has examined the final map and accessory data submitted and has determined that the subdivision as shown meets the requirements of the approved tentative map, the Subdivision Map Act, and the provisions of said ordinance and is technically correct; and
WHEREAS, the developer has provided all the necessary bonds , insurance, and paid the fees required to enter into this improvement agreement.
NOW, THEREFORE, THE COUNCIL OF THE CITY OF FAIRFIELD HEREBY RESOLVES:
Section 1. The final map of the Canon Station Planning Area 5 – Neighborhood H, I1 & I2 subdivision is hereby approved subject to the execution by all parties of the subdivision improvement agreement for that subdivision.
Section 2. All offers of dedication shown on said map are hereby accepted, subject to the improvement thereof required by the subdivision improvement agreement.
Section 3. The director of public works is hereby authorized to accept deeds or grants conveying any interest in or easement upon real estate on behalf of the city and to consent to the recordation of said documents.

Section 4. The plans and specifications for the Canon Station Planning Area 5 – Neighborhood H, I1 & I2 subdivision are hereby approved, and the city engineer is authorized and directed to sign and approve the engineering plans, final map, and landscape drawings associated with the improvement agreement.
Section 5. The city manager is authorized and directed to execute that certain subdivision improvement agreement, between the City and One Lake Holding, LLC , to provide for the subdivision improvements required b y the Subdivision Map Act and Chapter 25 (Subdivision Regulations) of the Fairfield City Code.
Section 6. The city manager is hereby authorized to do all things necessary and proper to implement the above-mentioned agreement.
