THE CITY OF FONTANA CITY COUNCIL HEARING OF
July 26, 2022 AT 7:00 PM
In compliance with Section 202 of the Americans with Disabilities Act of 1990 (42 U.S.C. Sec. 12132) and the federal rules and regulations adopted in implementation thereof, the Agenda will be made available in appropriate alternative formats to persons with a disability. A PUBLIC HEARING HAS BEEN SCHEDULED BEFORE THE CITY COUNCIL OF THE CITY OF FONTANA FOR THE FOLLOWING:
MASTER CASE NO. 21-124, SPECIFIC PLAN AMENDMENT NO. 21-007, TENTATIVE TRACT MAP NO. 20512 (TTM NO. 21-009),
AND DESIGN REVIEW NO. 21-046
The proposed project includes site and architectural review to construct an 85-unit residential project on one parcel totaling approximately 9 acres. The project includes a Specific Plan Amendment to allow residential development within Planning Area 12 of the Citrus Heights North Specific Plan, Tentative Tract Map for a residential subdivision, and Design Review for site and architectural review of 85 detached residential cluster units and .88 acres of open space with amenities.
Environmental Determination: Pursuant to Sections 15162 and 15164 of the California Environmental Quality Act (CEQA) Guidelines and Section 8.06 of the City of Fontana’s 2019 Local CEQA Guidelines an Addendum to the Citrus Heights North Specific Plan Program Environmental Impact Report (State Clearinghouse [SCH] No. 2003111125) has been prepared for this proposed project. The aforementioned EIR was adopted by the City Council on August 17, 2004 and it anticipated the development of a residential community, commercial uses and open space, and also adequately identified any potential impacts associated with this project. No new additional impacts beyond what was anticipated in the EIR mentioned above were identified and the Addendum was prepared for this 85-unit residential project.
