1800.9.16.26
Inspector:

Dawn Adams/Todd Merrill
Report Overview
2 Scope of Inspection
All components designated for inspection in the ASHI Standards of Practice are inspected, except as may be noted in the "Limitations of Inspection" sections within this report.

It is the goal of the inspection to put a home buyer in a better position to make a buying decision. Not all improvements will be identified during this inspection. Unexpected repairs should still be anticipated. The inspection should not be considered
a guarantee or warranty of any kind. Please refer to the pre-inspection contract for a full explanation of the scope of the inspection.

This report is intended only as a general guide to help the client make his/her own conclusion of the overall condition of the home. This report is not intended to reflect a value opinion of the subject home, nor make any representation as to the advisability of the purchase of the subject home. The report reveals an impartial written summary of the inspector based on a visual inspection of the conditions that are existing at the time of the inspection. The report will reveal the visible problems or deficiencies that will either be costly to correct or that pose a health, safety or fire hazard. It is a visual inspection and does not involve the dismantling or moving of any object or portion of the premises.

The inspection is limited to a visual examination of the exposed and readily accessible surfaces of the building.

The inspection report is not a warranty, guarantee, insurance policy or a disclosure statement as may be required by law.

Systems and conditions which are not within the scope of the inspection include, but are not limited to: formaldehyde, lead paint, asbestos, gas leaks, toxic or flammable materials, and other environmental hazards; pest infestation, playground equipment, efficiency measurement of insulation or heating and cooling equipment, internal or underground drainage or plumbing, any systems which are shut down or otherwise secured, water wells and water quality or quantity and related equipment such as landscaping and/or fire sprinklers, septic systems, well pumps, pools or spas, whirlpool tubs within the subject bathroom area, water softness, solar equipment, carbon monoxide testing and air conditioners, zoning ordinances, security systems, fireplace inserts or gas inserts, heating sensors.

Any comments in regards to these systems and
conditions are informational only and do not reflect an inspection.

The home inspection is not an inspection for building code compliance. Building codes have changed and will continue to change in order to provide greater safety to the public.

Most homes have been built to conform to local building codes at the time of construction. This report may address a more current standard building practice which may improve safety of the occupants. There are several generations of LP siding options and the inspector is limited in identifying the LP generations due to the absolute identifying marks being located on the back of the product. The inspector is identifying only visual deficiencies of any siding products at time of inspection and is not an LP siding expert. The LP siding has noted durability issues throughout the United States. All siding if not properly installed or maintained are vulnerable to failure of the integrity of the
3 product.

The 360 Degree Property Services Liability insurance ONLY covers the person(s) directly noted on this report and who has entered into the signed agreement provided at time of services. Although the report might be shared with other potential buyers the liability of the report findings does not pass to these other potential buyers.
