Report Overview
2 Scope of Inspection
All components designated for inspection in the ASHI Standards Of Practice are inspected, except as may be noted in the
"Limitations of Inspection" section of this report.
It is the goal of the inspection to put a home buyer in a better position to make a buying decision. Not all improvements will
be identified during this inspection. Unexpected repairs should still be anticipated. The inspection should not be considered
a guarantee or warranty of any kind.
Please refer to the pre-inspection contract for a full explanation of the scope of the inspection.
This report is intended only as a general guide to help the client make his/her own conclusion of the overall condition of the
home. This report is not intended to reflect a value opinion of the subject home, nor make any representation as to the
advisability of the purchase of the subject home. The report reveals an impartial written summary fo the inspectors based on
a visual inspection of the conditions that were existing at the time of the inspection. The report will reveal the visible
problems or deficiencies that will either be costly to correct or that pose a health, safety or fire hazard. It is a visual
inspection and does not involve dismantling or moving of any objects or portions of the premises. The inspection is limited to
a visual examination of the exposed and readily accessible surfaces of the building . There are some safety issues that are
limited within the inspection such as knob and tube wiring hidden under insulation and not visually accessible at time of
inspection or asbestos pipes or asbestos wrapped pipes within walls or non accessible areas of the home. While the
inspectors attempt to find all safety issues they are limited to visually accessible areas only. Further inspections would need
to be requested if the potential buyer is concerned of non visual safety issues or non visual deferred maintenance.
There are some ceiling tiles or types of textures (ie. Popcorn ceiling) that may contain asbestos material. It is recommended
to the potential buyers to test these materials if the potential buyer intends to remove or disturb this possible asbestos
materials. These materials are normally not considered a safety concern unless these materials are disturbed creating a
potential asbestos dust material that could allow the material to be inhaled .
The inspection report is not a warranty, guarantee, an insurance policy or a disclosure statement as may be required by law
from the real estate agencies.
Systems and conditions which are not within the scope of the inspection include but are not limited to: formaldehyde, lead
paint, asbestos, toxic of flammable materials, gas leaks and other environmental hazards, pest infestations, playground
3 equipment, efficiency measurement of insulation or heating and cooling equipment, internal or underground drainage or
plumbing components, any systems which are shut down or otherwise secured from inspectors, water wells and water
quality or quantities and related equipment such as landscaping and or fire sprinklers, septic systems, well pumps, pools
and spas, whirlpool tubs within the subject bathroom areas, water softeners, solar equipment, carbon monoxide and smoke
detector testing, air conditioner testing, zoning ordinances, security systems, fireplace inserts or gas inserts and heating
sensors. We are not licensed mold/mildew experts. This is referred within our reports as moisture staining or damage. All
further concerns from the perspective buyer should obtain a mold/mildew testing company to test areas that have moisture
staining or moisture damaged are of a concern to the perspective Any comments in regards to these systems and conditions are informational only and do not reflect an inspection.
The home inspection is not an inspection for building code compliance. Building codes have changed and will continue to
change in order to provide better safety to the public. Most homes have been built to conform to local codes at the time of
the construction. This report may address a more current standard building practice which may improve the safety of the
occupants. Dual pane windows tend to lose the air tight seal between the window panes over time. (Typically 10 plus years) which
results in fogging/condensation between the panes of glass. Larger windows exposed to direct or extended sunlight are
more prone to fogging. This condition is considered cosmetic in nature , although there is also a small amount of energy
efficiency. Early states of failure is difficult to detect and is beyond the scope of the inspection. Failed window panes will be
noted within the report checklist if the windows are detectable during the inspection.
There are several generations of LP siding materials. The inspector is limited in identifying the LP generations due to the
absolute identifying marks being located on the back side of the siding which is not visible to the inspectors. The inspectors
are identifying only visual deficiencies of any siding products and the inspectors are not experts of LP siding materials. The
LP siding has noted durability issues throughout the United States. All siding if not properly installed or maintained are
vulnerable to failure of the integrity of the products.
The inspectors have limitations to interior or exterior areas due to possible personal items or debris that block the testing of
electrical outlets, interior, exterior wall conditions, or window functionality.
The 360 Degree Property Services Liability insurance ONLY covers the person(s) directly noted on this report and who has
entered into the signed agreement provided at time of services. Although the report might be shared with other potential
buyers the liability of the report findings does not pass to these other potential buyers 4 Report Summary
