FOSTER CITY RECREATION CENTER REBUILD PROJECT
CONSTRUCTION MANAGEMENT MONTHLY REPORT (CIP 301-678)

GRIFFIN STRUCTURES

Report Period: May 1 – 31, 2025

General Contractor: BHM Construction LLC
Construction Manager: Griffin Structures
Architect of Record: Group 4 Architecture

Introduction

May 2025 marked the successful transition from subgrade infrastructure to the completion of major structural foundation scopes at the Foster City Recreation Center Project. The construction team completed extensive concrete placements across the building footprint, pile caps, and grade beams. These activities complemented the earlier elevator pit and vault placements and were followed immediately by formwork removal, waterproofing application, and rebar installation in preparation for vertical framing. Progress continued in parallel across scopes such as layout and formwork for new bocce courts, bioretention grading, fire water underground, and storm drain backfill. PG&E finalized temporary power activation, while coordination with AT&T continued. Offsite fabrication for structural steel advanced to maintain schedule alignment. With all primary foundation work complete and inspections passed; the project remains on its critical path entering June.

Summary

May 2025 represented the culmination of the project’s foundation phase and a key advancement toward vertical construction. Full building foundation placement was completed, encompassing not only the elevator pit and electrical vault but also grade beams and pile cap connections. Inspection approvals were secured for rebar, grease waste piping, floor drains, and conduit systems below the slab. Vault waterproofing, slab edge formwork, and CLSM backfill were all finalized.

On-site coordination also addressed AT&T routing, temporary power activation, and layout adjustments for light pole conduits and bioretention areas. Submittals and mockups progressed to support the procurement of long-lead items, including structural steel and curtain wall systems. The City’s Building Inspector and third-party consultants confirmed compliance at multiple milestones.

With subgrade scopes concluded, the project enters June prepared for steel erection, utility tie-ins, and early MEP infrastructure.

Note: This report is a monthly update for the Foster City Recreation Center Rebuild Project, highlighting key construction activities, upcoming tasks, challenges, and budgetary considerations.
