Planned District Statement

Address: 40517 Albrae Street, Fremont, CA
Project Description: “Albrae Scannell Industrial Center” involves a Planned District Zoning for 22.5 acres on the site previously known as “The Globe”, a master planned retail center in Fremont, CA. Our proposed base zoning is I-T or Tech Industrial, and our plan will facilitate this designation in our three building industrial complex with a total gross square footage of 391,000. Of the 391,000 gross square feet in this project, 349,700 square feet will comprise of warehouse/distribution space, with 46,800 square feet comprising of advanced manufacturing space.

Description of Base Zoning: Our understanding is that the Tech Industrial (I-T) zoning is meant to provide areas devoted to R&D activities, in relation to green tech, semi-conductors, hardware/software, and similar industries. In addition the I-T zoning allows for non-sensitive assembly as well as storage. We believe that with the previously mentioned industries and overall uses permitted in the I-T zoning, our design of both advanced manufacturing, and warehouse buildings will be synergistic with The City of Fremont’s long term plan for the area. Our product will feature high end design elements that align with the City of Fremont’ vision for industrial. This will be noticeable in both the façade and layout of the buildings on the site, and will benefit from segment leading landscaping, and site-planning.

Project Consistencies with Citywide Design Guidelines, General Plan, and Economic Development:

The City of Fremont has positioned itself to become strategically more urban over the next several years, and hopes to build more complete neighborhoods we believe that industrial space will be important to facilitate the movement of essential goods to their end users quickly, as well as create the environment and spaces to foster industry and innovation. We believe this goal can be met by embedding industrial projects into the fabric of the city while promoting walkable urbanism.

Inconspicuous facades, the highest level of articulation, and all design with the pedestrian scale in mind will be essential and used.

Per the our current designs we expect to adhere to these goals as well as keep a continuum in massing and exterior finishes with neighboring properties. We will be employing landscaping to define key building elements such as employee break areas and outdoor facilities. Scale and proportion are key to our design as well as co-existing with walkable elements in the area. To this effect roll-up doors, and vehicular circulation areas will be planned such that they will not interfere with the pedestrian right of way. Our design ensures that doors and loading areas will be screened from major right of ways at Albrae & Encyclopedia.

The story of Fremont a history of warehousing, manufacturing, and transportation jobs. Prior to the 2005 recession, 40.4%1 of all jobs in the area belonged to this sub-sector, and we feel it can once again become an important part of the economic engine. With projections indicating that by 2025 Fremont

will face a net need of over 8MM SF of industrial real estate2, we believe now to be the time to build for a stronger future. In aligning our industrial product expertise, with The City of Fremont’s vision we hope to positively impact the built environment with structures and services that will benefit the city for several decades.
