Re: Oak Park Seniors Villas Project – Request for Assignment of City Loans to the Housing Authority of the City of Fresno
Dear Corrina Nunez:
On behalf of OPS Villas, LP, we respectfully request the City of Fresno's consideration and approval of an Assignment of Debt relating to the Oak Park Seniors Villas Project located in Fresno, California.
The requested assignment pertains to the following City of Fresno loans made to OPS Villas, LP:
• City of Fresno Loan No. 1 – Principal and Accrued Interest Balance: $5,545,569 • City of Fresno Loan No. 2 – Principal Balance: $700,000 As you know, the tax-exempt bonds financing the Oak Park Seniors Villas Project are scheduled to be paid in full on September 1, 2026. In anticipation of this important milestone, we are working diligently to complete the necessary financing and ownership- related documentation in a timely manner. Approval of the Assignment of Debt to the Housing Authority of the City of Fresno is a critical component of that process.
Given the upcoming bond payoff date, we respectfully request the City's assistance in moving this matter forward as expeditiously as possible. We would greatly appreciate the opportunity to have this item placed on the Fresno City Council's August 2026 agenda so that all required approvals can be obtained in advance of the September 1, 2026 bond maturity.
We are committed to working collaboratively with City staff to provide any additional information, documentation, or materials needed to facilitate review and Council consideration. Also, enclosed is a check for $5,000 payable to the City of Fresno for the processing fee. Please let us know if there are any additional requirements or if we can assist in preparing the agenda item.
