RESOLUTION NO. PC-2025-15
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
FULLERTON, CALIFORNIA, RECOMMENDING APPROVAL TO THE
CITY COUNCIL FOR AN AMENDMENT TO ZONE CLASSIFICATION
FROM GENERAL COMMERCIAL (G-C) TO MANUFACTURE
GENERAL (M-G) ON PROPERTIES LOCATED AT 3400 AND 3404
GREGORY AVENUE
LRP-2024-0004
APPLICANT: MLJ RESOUCES
PROPERTY OWNER: CHARELS KAMEL
THE PLANNING COMMISSION OF THE CITY OF FULLERTON HEREBY RESOLVES AS FOLLOWS:
1. That an application was filed to consider changing the zone classification from G-C to M-G for two properties described as follows:
Assessor's Parcel Nos. 030-051-21, 030-051-22
2. That the zone classification change amendment included an application for a Major Site Plan, ZON-2024-0056, to include construction of a veterinary hospital to include the subject properties. To allow for the construction of the veterinary hospital, the recommended zone change is required.
3. That the two parcels zoned G-C are inconsistent with the current Fullerton (General) Plan land use designation, Industrial. The proposed zone change to M-G would conform with the existing Fullerton (General) Plan land use designation, which is Industrial.
4. That the Planning Commission, after due notice thereof, duly held a public hearing on said matter pursuant to the Fullerton Municipal Code (FMC) §15. 72.
5. That said request is categorically exempt pursuant to Section 15183 of California Environmental Quality Act (CEQA) Guidelines, Projects Consistent with a Community Plan, General Plan, or Zoning.
6. That the Planning Commission does hereby RECOMMEND APPROVAL of changing the zoning from G-C to M-G for the subject properties as per the attached map. (Exhibit A)
7. That the facts and findings for recommending approval of said action are as follows:
