Subject: Approval of Final Tract Map No. 19298 and Subdivision Improvement Agreement with Olson-Garden Grove 6, LLC, for the property located at 12828 Newhope Street, Garden Grove. (Action Item)
OBJECTIVE
To receive City Council approval of Final Tract Map No. TR 19298 and a Subdivision Improvement Agreement with Olson -Garden Grove 6, LLC (Applicant), for the property at 12828 Newhope Street, Garden Grove located on the east side of Newhope Street, north of Garden Grove Blvd.
BACKGROUND
On April 18, 2024, pursuant to Planning Commission Resolution No. 6086-24, 6087-24 & 6088-24, the Applicant received approval of Site Plan No. SP-136-2024 and Tentative Tract Map No. TT -19298. A copy of Planning Resolution No. 6086-24, 6087 -24 & 6088 -24 is attached.
DISCUSSION
The Tract Map will accommodate a 15 -unit multiple -family residential project on an approximately 0.88-acre site. This site is located at 12828 Ne whope Street, Garden Grove.
Easements for public utility, vehicle access, domestic water, and appurtenances have been dedicated.
Pursuant to state law, a subdivision improvement agreement and security is required whenever required public improvements have not been completed. The Subdivision Improvement Agreement requires the posting of Subdivision Improvement Bonds (or a cash deposit or instrument of credit in lieu of bonds) to ensure completion of the improvement of street, sewer, water, drainage, related onsite improvements, and survey monumentation.
Staff has reviewed all the subdivision documentation mandated by City Ordinances and the Subdivision Map Act and finds this map to be in compliance.

FINANCIAL IMPACT
There is no financial impact to approve the Final Tract Map No. TR 19298 and a Subdivision Improvement Agreement with Olson-Garden Grove 6, LLC, for the property located at 12828 Newhope Street, Garden Grove (east side of Newhope Street, north of Garden Grove Blvd).
RECOMMENDATION
It is recommended that the City Council:
Approve Final Tract Map No. 19298 and the Subdivision Improvement Agreement with Olson-Garden Grove 6, LLC, for the property located at 12828 Newhope Street, Garden Grove;
Accept the Subdivision Improvement Bonds; and
Authorize the City Manager , or designee to execute the Agreement on behalf of the City and make minor modifications when appropriate to do so.
