Subject: Acceptance of Street Deed granting an easement for public right-of-way for street and highway purposes for the property located at 12912 Magnolia Street, Garden Grove. (Action Item)
OBJECTIVE
To request City Council approval for the acceptance of a Street Deed granting an easement for public right-of-way for street and highway purposes in accordance with the requirements for approval of Street Improvement Plan G-00008 (the “Project”), for a portion of the real property located at 12912 Magnolia Street, Garden Grove, owned by Tam Van Nguyen (“Owners”).
BACKGROUND
On February 22, 2024, the Owners submitted grading plans for construction of a new detached, two-story dwelling with an attached two-car garage along with associated site improvements for the purpose of creating a residential duplex.
DISCUSSION
The Owners are dedicating five (5) feet of right-of-way along Magnolia Street to the City for future public street improvements. Magnolia is designated as a Primary Arterial. The 5-foot dedication will provide a total half-width road right-of-way of 40-feet, which is in conformance with the City’s General Plan.
FINANCIAL IMPACT
There is no financial impact to accept the easement for public street and highway purp oses, for a portion of the property located at 12912 Magnolia Street, Garden Grove.
RECOMMENDATION
It is recommended that the City Council:
Approve and accept the easement for public street and highway purposes, for a portion of the property located at 12912 Magnolia Street, Garden Grove; and

Authorize the City Clerk to accept the offer of a grant easement by Street Deed on behalf of the City.
