Subject: Approval of Final Tract Map No. TR 19336 and Subdivision Improvement Agreement with Garden Grove 26, LLC. for the property located at 5802 Santa Catalina Avenue, Garden Grove. (Action Item)
OBJECTIVE
To receive City Council approval of Final Tract Map No. TR 1 9336 and a Subdivis ion Improvement Agreement with Garden Grove 26, LLC. (Applicant), for the property located at 5802 Santa Catalina Avenue, Garden Grove (Between Valley View Street and St. Mark Street).
BACKGROUND
On February 20 , 20 25, pursuant to Planning Commission Resolution No. 6104-25, the Applicant received approval of Site Plan No. SP -150-2025 and Tentative Tract Map No. TT - 19336. A copy of Planning Resolution No. 6104-25 is attached.
DISCUSSION
The Tract Map will accommodate 26, two-story residential townhome units and associated site improvements on an approximately 1.29 -acre site. This site is located at 5802 Santa Catalina Street, Garden Grove. Easements for public utility, vehicle access, domestic water, and appurtenances have been dedicated.
Pursuant to state law, a subdivision improvement agreement and security is required whenever required public improvements have not been completed. The Subdivision Improvement Agreement requires the posting of Subdivision Improvement Bonds (or a cash deposit or instrument of credit in lieu of bonds) to ensure completion of the improvement of street, sewer, water, drainage, related onsite improvements, and survey monumentation.
Staff has reviewed all the subdivision documentation mandated b y City Ordinances and the Subdivision Map Act and finds this map to be in compliance.

RECOMMENDATION
It is recommended that the City Council:
Approve Final Tract Map No. TR 1 9336 and the Subdivi sion Improvement Agreement with Garden Grove 26, LLC., for the property located at 5802 Santa Catalina Avenue, Garden Grove;
Accept the Subdivision Improvement Bonds; and
Authorize the City Manager, or designee, to execute the Agreement on behalf of the City and make minor modifications as appropriate.
