Subject: Public Hearing on Appeal of Design Review Board's Case No. PDR 2002198, Located at 3035 Edgewick Road

Dear City Planner,

As a resident of Chevy Chase Estates, I strongly oppose the approval of the project because for the following issues/concerns/reasons:

Oppose the approval of the project because for the following issues/concerns/reasons:
·
The proposed house is situated extraordinarily high above the street and contrary to the city's statements it is a three-story home and could not be considered a two-story home.

The style of the home is quite different from the immediate neighboring properties and appears to be quite more massive with its flat roof and flat deep canopies that extend towards the street.

The south (left) side of the proposed home, with its two-story glass wall-living room space, towers over the neighboring single-story home.

The amount of glass for this neighborhood is very excessive and will cause a great deal of glare at night and during the day. Other homes in this canyon neighborhood do not have this excessive amount of glass.

This neighborhood, and specifically this section of the street, is muted and dark at night. We would be greatly concerned that this home looming over the street will light up this area of the street and oak area.

Although notified regarding the appeal, none of the neighbors were notified about the planning/community development hearings this past June, which allowed for the garage of the house to be placed closer to the street with a dangerous blind curve. In addition, it seems contrary to the canyon environment that an exception would allow more of the lot to be graded and disturbed. The lot is large enough to accommodate a house and still meets the code requirement for undisturbed grading.

Neighbors were not notified of the accommodation request that considers for a three-story elevator structure at the front of the house. It appears to be a backroom decision where the neighborhood would have presented their concerns for this accommodation.

The proposed home incorporates a number of large and long retaining walls at the front and side of the house, which takes away from the quaint oak canopied environment of the street.

Please vote NO on this approval for the above-stated reasons. Our coalition strongly opposes this construction and will continue to advocate for our property rights in our neighborhood.

Thank you.
