MF Project Comments and Direction:

1. Common Open Space Amenity Areas (COSA): Proceed with original COSA Concept and proposed percentages with the following minor changes:
• Allow COSA to be split on the ground floor and above the ground floor (rooftop deck, etc.), for projects on lots greater than 90 feet in width; maintain proposed minimum COSA width and area minimums for split conditions
• Maintain locational COSA requirements, including within the first 80% of the lot depth and outside of required interior setbacks
• Allow for above grade landscape planter but require that planters be structurally integrated into the COSA design
MF & MU Project Comments and Direction:

1. Rooflines: Allow for any roof design (eliminate proposed roofline menu options) but require change in height/ vertical modulation for flat roofs over a certain length

2. Materials: Update the material standards to specify prohibited materials rather than permitted materials and limit EIFS with similar regulations as the Downtown Specific Plan.

3. Colors: Do not regulate colors except to limit neon colors to trim only

4. Fenestration: Maintain proposed fenestration menu options but allow for variety of window shapes
