The house is located on a historic landslide area so the project involves complex geologic and geotechnical review for how to rehabilitate the site.

New Construction of Single-Family Residence on Rambla Pacifico in Santa Monica Mountains Coastal Area (LA County Coastal Zone)
This project involved a site that requires access easements over adjacent sites. The property is in a Significant Ecological Area so special consideration is required for avoiding impacts to protected habitats. Pool Expansion Project with Overlapping Access Easement and Coastal Development Permit Requirement in Malibu, CA Served as the land use consultant on successfully securing a Coastal Development Permit (CDP) from the City of Malibu for a pool expansion project and a remodel of a single-family house. The project required a CDP because of a future improvement clause that was part of the original CDP issued for the existing single-family house. It was additionally complicated because of an abandoned utility access easement that overlapped the area of the pool and that the property was within a homeowner's association. Coordinated with homeowner's association, Malibu City Attorney's office, and utility company in settling on an outcome with all parties agreeing to withhold any future right to the access easement. The project was approved by the Malibu Planning commission in July 2021.

As the Assistant Project Manager, supervised a team of architects, engineers, and biologists. The project required the preparation of an environmental report and an oak tree report.

Proposed Addition to Single-Family House - Venice, CA (City of Los Angeles) The project involved a 500 sqft detached accessory structure and the remodel of an existing single-family home within the Coastal Zone and Venice Specific Plan area in the City of Los Angeles. Assisted as the land use consultant and permit expeditor.

Prior consultants and a land use attorney had multiple conversations with City Staff and it was advised that a full public hearing process would be required that would take a year or more. Helped evaluate relevant sections of code and precedent and had subsequent meetings, which resulted in the Coastal Commission issuing an Administrative CDP. As a result, Mr. Yesayan secured a Coastal Exemption and an approval from the Venice Specific Plan. Helped facilitate the plan check process with Building & Safety and Bureau of Sanitation to meet Low Impact Development requirements.
