RECOMMENDATIONS:
Adopt Resolution No. 2 2-__ entitled , “A Resolution of the City Council of the City of Goleta, California, Authorizing the Execution and Recordation of Final Map 32,060 for Goleta Ventures LLC, a Delaware Limited Liability Company, located at 7414, 7416, and 7418 Hollister Ave, Case No. 21-0003-SUB, related to Case No. 18-032-TPM.”
BACKGROUND:
Goleta Ventures, LLC, the property owners of 7414, 7416 and 7418 Hollister Ave. (APN No. 079-210-065), submitted a subdivision application to the Planning and Environmental Review Department to subdivide the existing industrial lot into three separate parcels (Case No. 18-032-TPM) and create Development Plans (As -Built Development Plans :
Case No. 18 -032-DP, 18 -039-DP, and 18 -040-DP). The three proposed parcels are already developed, and the parcel map creates standalone lots for each building. The site is in the western portion of the City of Goleta. The property is generally level with existing utilities serving the current development. The site has direct access onto Hollister Avenue and a reciprocal access agreement , and easement s between each of the parcels .
Adequate road access, parking lot, utilities, landscaping, and other physical attributes of the property will continue to accommodate the existing development. No new or additional development is proposed at the site.
On January 28, 2020, the Zoning Administrator approved Vesting Tentative Parcel Map Case No. 18 -032-TPM and associated As -Built Development Plans for APN: 079-210- 065. The current parcel is approximately 13 acres and with the subdivision will become three-parcels of 6.37 acres , 2.82 acres , and 3.68 acres for Parcel 1 (7418 Hollister), Parcel 2 (7416 Hollister) and Parcel 3 (7414 Hollister) respectively.

DISCUSSION:
The property owners of 7414, 7416, and 7418 Hollister Ave (Case No. 21 -0003-SUB) propose to record the subdivided three proposed parcels already fully developed, and no new or additional development is proposed. T he parcel map will create standalone lots for each building.
The property owners have satisfied all the Final Map Conditions of Approval established and approved by the Planning Commission. The conditions of approval for the As -Built Development Plans are currently under Zoning Clearance review by the Planning and Environmental Review Department (Case No. 21 -0019-ZC). This is a separate process independent of the City Council’s acceptance of the Final Map. The approval of this item by City Council will allow the City Engineer to execute the Final Parcel Map on behalf of the City and allow the City Clerk to record the same.
FISCAL IMPACTS:
Recordation of the Final Map will have no fiscal impact on the City. All map check and map clearance costs associated with the Final Parcel Map will be paid by the developer.
ALTERNATIVES:
The City Council may elect to not authorize approval of the Resolution and Final Map.
Doing so may impact the proposed development and business operations.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF GOLETA,
CALIFORNIA, AUTHORIZING THE EXECUTION AND RECORDATION
OF FINAL MAP 32,060 FOR GOLETA VENTURES LLC, A DELAWARE LIMITED LIABILITY COMPANY , LOCATED AT 7414,7416 AND 7418 HOLLISTER AVE, CASE NO. 21 -0003-SUB, RELATED ON CASE NO. 18-032-TPM.
WHEREAS, Goleta Ventures LLC, the property owner as identified on Final Map No. 32,060 located at 7414,7416 and 7418 Hollister Ave; and
WHEREAS, The Zoning Administrator on January 28, 2020 approved the Tentative Parcel Map 32,060 authorizing the subdivision of APN 079-210-065 into three new parcels; and
WHEREAS, staff has reviewed Parcel Map 32,060 and has determined that it is consistent with all legal requirements and the conditions of approval; and
WHEREAS, Parcel Map 32,0 60 in the City of Goleta, California, has been presented to the City Council for consideration and approval.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF GOLETA, AS FOLLOWS:
SECTION 1.
The City Council finds Parcel Map 32,060 in conformance with the Condition of Approval, Case No. 21-0003-SUB, related to Case No. 18-032-TPM in General Conformance with the status of the City’s General Plan.
SECTION 2.
Parcel Map 32,060 is hereby approved, and the City Engineer is hereby authorized and directed to execute the Final Map on behalf of the City.
SECTION 3.
The City Clerk is hereby directed to transmit said map to the County Recorder for filing subject to approval by the Board of Supervisors of the County of Santa Barbara for tax bond purposes.
SECTION 4.
The City Clerk shall certify the passage and adoption of this resolution and enter it into the book of original resolutions.
