2. GENERAL PLAN IMPLEMENTATION
City staff continues to work with Pembrook Development Group and Jackson Family Investments on SOI development project(s).

Another project in the city’s Sphere of Influence but just outside of city limits includes the Rianda Family Trust proposal for an agricultural cooler on Gloria Road. The proposed cooler project has the potential of employing nearly 1,000 employees yet will have the effect of Jackson Family Investments needing to modify the Puente Del Monte Specific Plan proposal that has been formulating for several years. A traffic study is underway for the cooler as the developer continues to fine-tune the proposal.

On Friday July 1, 2022, City staff released a “Request For Proposals For The Sixth Cycle Housing Element Update Planning Period 2023-2031.” The City of Gonzales (City) invites proposals from consultant firms or consultant teams to complete a housing element update, related rezoning and all necessary environmental review as required under State law, in a manner AGENDA
ITEM
6 consistent with the Regional Housing Needs Allocation 6th Cycle (RHNA 6) planning period (2023-2031).

3. APPROVED COMMERCIAL PROJECTS AND THEIR STATUS
• New laundromat under construction at 28 Fourth Street. • Salad Bowl Boxing at 32B Fourth Street, operational and active. • Construction plans being revised for the new 18-room hotel at 34 & 51 Fourth Street.

4. OTHER COMMUNITY DEVELOPMENT DEPARTMENT ACTIVITIES
For the D’Arrigo Property in the city limits, staff met on-line July 7, 2022 with the advance planning team of D.R. Horton, a home construction company, who has expressed a desire to meet with city staff, the Planning Commission and City Council to explore the City’s General Plan objectives and community needs. Staff will schedule these meetings in the coming weeks and months as we engage the community in this outreach effort to give shape to the eventual project submittal.

Staff will also be bringing forward a City of Gonzales Agricultural Mitigation Policy, as this will be needed moving forward as we review anticipated larger developments. Staff met with the Executive Director of the Agricultural Land Trust of Monterey County and will be re-engaging the city work done to date by earlier staff and giving shape to a policy recommendation through the Planning Commission and to the City Council.
