LANDSCAPE REDUCTION SCOPE
The scope of work has been revised per RFP Deductive Alternate #6 to revise the Landscape Design and Site Development Plan narrative.
The criteria documents for Landscape Design appear to include planting of mature trees and shrubs. This revision will include trees and shrubs that will grow into mature plants in the future.
Several Opportunities for Innovation were proposed in the RFP Narrative. These items are no longer included in the Stipulated Sums but could be implemented for an additional cost.
These changes are being made to provide significant cost savings to the Project.
This Base Bid scope includes the following:
• Outer Planting Areas: weed barrier and 2" bark mulch. • Courtyard Planting Areas: drip irrigation, soil prep, 1 gallon plants at 24" o.c. • Bioswale Planting Areas: 20mil liner, drain rock, biomix, 1 gallon plants at 36" o.c., 2" gravel mulch, cobble as required
• Trees will be combination of 15 gallon and 24" box trees as required. • Hydroseed mix - no irrigation, no soil amendments
• Use of standard gray concrete flatwork in lieu of colored. Topcast coating will be added in strategic locations to provide an etched finish that differentiates areas from the standard gray hardscape.
The following items are excluded, but can be added in during design phase:
• Colored concrete
• Educational signage
• Markers for the Interpretive Walkway (imprints in concrete, glass mosaics, etc.) • Enhanced Trash Enclosure finishes
• Furnish and Install of Site Furnishings (by City)
• Outdoor Projection Screen
• Multi-Sports Courts
The following narrative is a revision to Otto/WRNS proposal narrative to reflect the corresponding changes listed above.
Criteria Document Requirements
• Parking
The parking count is adequate to allow for spaces to be removed for staging and future improvements. As it appears, the overall parking count is sufficient for Buildings A and B. The westerly ten (10) parking spaces in the southeast corner of the site could be deleted from the Phase 1 installation for partial staging if necessary.

LANDSCAPE REDUCTION SCOPE
(continued)
• Trash Enclosure
A Trash Enclosure with CMU walls, sloped metal roof and sanitary sewer drain will be included in the site construction. The current location of the trash enclosure is not in alignment with the requirement to be near Building B's kitchen. Two options are shown to relocate the enclosure closer to the kitchen and for Tri-City Disposal & Recycling's access. • Landscape Maintenance
Typical landscape maintenance periods for public projects are sixty (60) calendar days. However, with any kind of seeding it is extended to 120 calendar days to ensure proper germination and re-seeding if required. Trees, especially specimen trees, need to be separated on the project for a one-year warranty that coincides with the typical warranty periods for construction. Extension beyond that is possible, but it is recommended that the installing contractor continues the maintenance of the tree watering and fertilizing. The trees will need to be irrigated separately by their sizes being installed. This would allow for continued operational control by the installing contractor. Contract maintenance by third-party landscape companies is also an option for public agencies after the completion of the initial installation maintenance. It is recommended that this be explored and priced or bid out to determine the needs and costs to fully accept and implement.
Opportunities for Innovation
It should be noted at the following Opportunities for Innovation are not included in the Stipulated Sums.
Implementation of any of these can be included for an additional cost. • Stormwater Demonstration and Education
The stormwater basins throughout the site offer an opportunity to inform the public about stormwater management systems. Creating an integrated educational component with the use of interpretive signage can illustrate how stormwater management systems work and how they provide environmental, social, and economic benefits to the community. A pathway system connecting the basins with interpretive signage can guide the public throughout the site.
A stormwater management system can provide-an opportunity to create interpretive signage to inform the public about the importance of bio-retention basins in managing their environment.

LANDSCAPE REDUCTION SCOPE
(continued)
• Trash Enclosure that Minimizes Public Visibility
The trash enclosure roof and floor drainage need to meet the requirements of the local Tri-City Disposal and Recycling company, be located close to the end users, be environmentally sustainable, and be aesthetically designed to conform to the surrounding buildings and outdoor spaces if highly visible to the public. The DBE's Landscape Architect, BFS, has designed trash enclosures to meet the client's needs for secure and aesthetically pleasing structures that conform with the overall site plan. Designs can include Roof drainage flowing into adjacent planting areas, floor drainage connected to the sanitary sewer, lighting for night use and a fire- sprinkler system.
• Outdoor Spaces and Pathways
Outdoor spaces and pathways create opportunities of interest about the benefits of the site or history of the space for the public. Additional concepts may include footprints stamped into concrete, stormwater themed logos imprinted on the interpretive concrete pathway or blocking out segments of the scored concrete walks and pavements to allow for a new color pour with a colorful glass mosaic logo on top.
• Site Furnishings
Site furnishings will match or be consistent with the Criteria Documents. • Outdoor Projection Screen
Excluded
• Multi-Sport Courts

HYDROSEED SPECIFICATIONS
The hydroseeded site areas would consist of a native fescue grass seed mix to allow for mowing and broad leaf weed control. The hydro-mulch shall consist of 100% wood fiber and low organic nitrogen fertilizers to avoid seed burn. Temporary above-grade irrigation will be provided for the establishment period, which would be for a minimum of 120 days and may include a second application depending on germination success. The establishment, or maintenance period would consist of mowing the grasses after reaching 4" tall to help control broad leaf weeds and force root depth. Broadleaf control can also consist of selective herbicides since only grasses will be seeded. Acceptance will be based upon at 100% of the area actively growing with at least 90% coverage and clear of broadleaf weeds. Temporary irrigation could be removed or kept in place for long-term use if desired by the City.
