Gonzales Housing Needs and Opportunities Survey Summary p.1 Attachment 2: Gonzales Housing Needs and Opportunities Survey Summary The "City of Gonzales Housing Needs and Opportunities Survey" collected valuable insights from residents to assess housing needs and opportunities in the City. A total of 182 respondents participated in the English survey and 25 respondents participated in the Spanish survey.

Overall, respondents indicated that the biggest needs facing Gonzales today are a need for homes that are affordable to first-time home buyers and intergenerational living options. When asked what the largest housing need will be in the next 10 years in Gonzales, over 80% of both English and Spanish respondents indicated that there will be a need for housing priced for younger Gonzales residents to be able to afford. Overall, respondents indicated that it is important to preserve Gonzales neighborhoods. When asked what types of new housing would be most successful in Gonzales, “missing middle” housing such as smaller single-family homes, townhomes, and duplexes received the most support from respondents.

The following pages depict the aggregate results of both the English and Spanish survey results, as well as a comparison between the two.

118392959481 Single family homes
118385485783 Gonzales needs to build more homes. No growth in about 20 years! Need new homes!
118380481689 Gonzales does not need more housing until they work on the infrastructure and improve roads to make traffic flow better at certain times of the day. 118379100247 Garages are for vehicles, not people.

Multiple family housing similar to that on Fanoe Road is functional, attractive and monitored by the Housing Authority.
118378934268 Additional units
118378151622 Single family homes
118377968337 Surrounding land that could be used for affordable homes. Homes with granny units would cover the need for senior units.
118376898237 Multi-family
118373336733 Large Ag employers, like Taylor, building subsidized housing for employees with work visas. Keep aggressively moving forward with plans for new housing developments.
118372288630 No room for housing or ADUs until the city resolves by citing the excess cars illegally parked on lawns. New developments should include parking spaces for RVs or Boats so that they are not eye sores parked on the lawns. Large homes bring multi families and multi cars. Town homes would be ideal. The city should also have a lot of land designated for recreational vehicle storage. 118371836691 Gonzales needs to revert to quality neighborhood standards. Zoning standards need enforcement
118371110149 N/a
118370493314 More apartments
118370491843 Location
118370491074 any housing on Johnson Canyon & Gloria Rd
118370490023 my rent is increasing and it's ridiculous!! 118370489154 Rent is extremely high. Low income people & young adults are struggling! 118370487155 my rent has gone up in the last 1 year
118370486404 - Detached garages and other accessory structures converted into housing 118370484050 They should build enough housing for teachers & school aids so we may hire educators that are actually going to teach our children one correct way. 118370482207 -Middle class
-Single family
-Senior
118370480310 Affordable single family homes
118370477871 Additional units on large lots
118370474224 Affordable housing, more apartments
118370276592 Not sure.

Gonzales Housing Needs and Opportunities Survey Summary p.9 118370192329 Homes with nice backyards are essential to keep kids off the street. Large living rooms are necessary to accommodate the larger family units living in a single home.
118369923714 There are to many people living in single family homes . Implement the cities zoning laws and clean up gonzales
118369886257 Empty commercial buildings can be converted to housing. 118369717125 I would rather see commercial housing converted into living situations for people than the other options you have listed here. Converting garages, adding AVUs to properties or multi family dwellings in neighborhoods such as ours would only add to the over crowded parking situation. As a resident, home owner, and tax payer I hate our neighborhoods parking situation and I AM NOT IN FAVOR OF MAKING IT WORSE.
118369405641 Commercial and industrial area converted to homes. 118369045716 Large homes with large lots
118368953895 Single family residences. From 3 to 5 bedrooms. City to require permits for parking (1 per household), with additional permits optional for a fee. Fees to go to speed bumps for speed control
118368497941 Additional units on large lots in the industrial area 118368444646 Housing near downtown and accessible to public transit. 118368433130 Agreed with all the points listed above. We need more houses for sale or apartments.
118367581989 Additional units on large lots
118367437970 Maybe that last idea, but I can't think of any buildings that aren't in use for tge businesses that own them, unless you're talking about building new residential on commercial property.
118367423085 Yes to all the above with plans and equity 118367174577 Unsure
118367144226 Locationd for multifamily housing
118366658282 Área behind tenth street
118366642295 Large homes
118366622378 Larger homes to accommodate more residents 118366611023 Apartments closer to the shopping cententer. Town needs more exits towards freeway, highways. We also need new shopping center, for example dollar tree, general dollar, pharmacy, a new skating park , even a small movie theater will do great make the town more welcoming for outsiders visitors. ☺ 118366572370 NA
118366555702 Converting older empty downtown buildings into small units. Also maybe having a lot and putting small houses for young single working people or students that is affordable.
118366498864 Large homes low income
118366458161 Any additional housing and people in city hall that can support that growth 118366112907 For example apartments, senior , and multi family units Gonzalez is beautiful just need to make improvements on more atracción centers , grocery stores, and maby a Walmart,
118366055789 Additional housing questions must first start with infrastructure. Too much traffic, and limited egress points
Gonzales Housing Needs and Opportunities Survey Summary p.10 118366016068 Industrial areas can be converted to housing. 118365920339 No sure
118365596771 More houses at affordable prices
118365579499 Detached garages & other accessory structures converted into housing. 118365555109 Traffic light at 5th street help with conjunction. 118365537213 Can’t do anything till the traffic from 101 5th street off-ramp is fixed it’s way backed up on the highway dangerous
118365457904 If we start building more housing where will our crops grow now? How is Gonzales going to produce all of our crops if we are going to be building all of this housing??
118365434443 Detached garages, additional units on large lots, 118361707052 More houses for sale and additional units on large lots 118361203040 Allowing retiring farmers to sell their land to developers 118357550910 Build more affordable beautiful houses
118356216749 Do whatever you want as long as new roads are created for traffic. 118355333704 More townhouse units but please stop with the low income requirements I DO NOT qualify for low income
118355310905 Also accessible housing prices, or lots for sale. Incentive for all first time buyers.
118355087360 Low income homes
118355073815 No option
118355012136 I lived in Gonzales for 20 years. It appears Gonzales wants to build granny units and not new homes. Building Granny units is the worst idea Gonzales has had. Building Granny units increase population with the same size town.

The traffic on 5th street is horrible, parking is horrible. 118354955458 Detached garages in newer homes; larger lots in homes, 4-5 bedroom homes (which would need min 3 car garage) to ensure street doesn't get congested. 118354948725 the locations and opportunity to build apartments, multifamily housing, build to accommodate more residents
118354945426 All of the above.
118354935048 Homes
118354933972 There is space for more houses, apartments, and businesses. Keep Gonzales small and safe, but expand enough to welcome more families to experience Gonzales living. Discount for being a loyal resident?
118354933574 Commercial and industrial area converted to housing, 118351546762 Being raised in Gonzales and still having my family living there, I've always felt that we are not utilizing the space in our wonderful town to its full potential.

There is no reason why buildings in the downtown core shouldn't be at a minimum of 5 stories, especially since there is an MST bus stop that connects this part of town to Salinas, as well as the broader South County. It's well past time to be inventive to ensure we are housing those in our community and accounting for the overcrowding that has always been an issue here. 118345309141 Gonzales is split perfectly between Highway 101... both sides of Gonzales should have newer developments so as to allow equal access to all newer developments.
118339464060 Larger lots and opportunities to build smaller homes on those lots.

Gonzales Housing Needs and Opportunities Survey Summary p.11 118337897534 Medium single family size home at market value for city of Gonzales. Not as expensive as Salinas but affordable for new generation. 118337725811 A bit was made for home construction to begin off of Fanoe Road and nothing has happened yet. What’s the status on this project?
118337712841 Housing for young, single professionals or smaller families (this could be done with a mid-rise building with Commercial area on the first floor (to promote business growth as well).
118337707287 Senior Housing, I have lived here all my life and am currently looking for affordable senior housing. It’s sad that Gonzales has no regard for the senior citizens of Gonzales.
118337458317 Multi family housing
118336704735 Convert empty commercial buildings to housing 118336256463 Mixed use development and multi- housing development in areas that better serve the residents.
118335775689 Housing for early learning and k to 12 teachers 118329131014 Avail land to build more neighborhoods that include apartments 118322032431 Homes for middle class families or first time home buyers. 118319100243 Property tax increases are unaffordable. Will be more leaving this city county state. Housing is not affordable compared to other states. There needs to be change in this smalltown feel mentality and expand. You have limited questions to your advantage to build for your own intentions not for the good of the community especially hiring out of town recommendations. This place seems to be renamed Taylor Farms as it has sold out. The stence of Fat City needs to be addressed. Even Soledad has progressed somewhat. It seems you are prejudice to a single demographic by your questions. You need luxury homes too and a big company factory and casinos to attract people to come to Gomza. This place needs better leaders with vision not blindsided by B.S.
118318091027 The community center land should be housing. Community center should be on the newer side of town.
118317949314 Industrial/Ag area converted to single-family homes. 118317857602 New homes for new buyers,
118317293435 Additional units on large lots . Need of program that can help you build homes, lowering building permits and to many restrictions 118316961579 Multy family housing
118314980719 Additional units on large lots
118314170498 Some houses on river road by the industrial park 118314169361 Additional units on large lots, small community of 3-4 room homes for single families, commercial and industrial converted to housing, affordability is key since most of Gonzales works in Agriculture and are low income growing families that need more space.
118314142633 Build homes for 1st time home buyers that are big enough to raise there children.
118314064701 Middle income housing
118314059459 Housing above restaurants and shops
118313141429 -Additional units on larger lots
Gonzales Housing Needs and Opportunities Survey Summary p.12 -Accessory structures/garages converted into housing
-Commercial lots/spaces converted to residential units
118312453665 We need to attract more middle class families into gonzales and retain our own middle class in order to increase tax revenues, improve our community, our schools, etc.

Its harsh to say but due to our local economy we will always have a high presence of low income families and that will drive the need for government assisted housing development on its own.
118311636777 Gated community
118311525037 All these options are good but it does resolve the affordability issue and the fact the neighborhoods are overwhelmed by cars that live in share housing or apartments. This impact quality of life in our own neighborhoods by congestion gout streets where kids can play. The cost of rents or mortgages add families to homes and that brings more traffic and parking impacts 118311499665 Additional units on larger lots (esp on older side of town), when parking can be accommodated as well
118311457429 N/A
118310460524 The area, it can grow alittle more due to its surroundings and give opportinity to newhome buyers to actuly afford something
118309193531 Additional units on large lots
118308454572 Single family homes with larger yards.
118307797513 Do not agree with above examples.
118307639053 More schools
118307628642 Small housing with or no credit
118307628864 Gonzales is full of multigenerational homes because families are raised here but cannot leave. That’s what makes Gonzales a small family orientated community but it doesnt allow for people to start their own homes and move out. Having more family available units would allow for this. 118307614732 We need more homes built overall that will allow Gonzales residents to purchase as first time home owners.
